Some of the most incompetent people I\'ve ever had the displeasure of dealing with. They told us to pay a £500 holding fee which would mean that no one else viewed the property until everyone from our group had seen it, then called us the next day to offer us a viewing of the house thinking we were someone else. They then refused to clearly state what we had paid for.

We requested some terms of the tenancy agreement be changed, they said this was agreed to and then refused to send it to us for six weeks.We essentially ended up paying them £1000 and had no guarantee we had a property despite the fact we called the office literally every day.

They moved our move-in date three times, twice on the day before we were due to move in, so we had all booked time off and moving vans. In one instance they told us we could move in the next day then told us a few hours later that the builders had not even picked up the keys. We lost money due to their blatant lies.

This was in theory because work on the (really very bad) damp in the property was taking longer than anticipated to complete, we eventually agreed to move in while the work was still being completed and found out NONE of the work had been done. They hadn\'t even delivered the washing machine.

They STILL refused to give us the revised tenancy agreement, my housemates had to refuse to leave the offices before they gave it to them.

This has meant that they were forced to give us a discount on rent. LANDLORDS DO NOT USE THEM or you will end up with tenants who have no respect for the managing agents, and you too may be forced to discount the rent due to their incompetence.

They don\'t appear to be capable of arranging for the work to be done, and we have had to call the maintenance team directly.

Do not use Ludlow Thompson if there is anyway at all you can avoid it, if you do don\'t pay until you have a signed tenancy agreement. If they hadn\'t had our money we would have pulled out weeks ago.
What agent could do to change your mind?
The only thing I can suggest to Ludlow Thompson is that they fire their entire staff and review their practises at length.
