I'd like to leave a professionally written review backed up with objective facts. However I'll be first to admit that I'm not sure if I can make a fully objective assessment here, as in my opinion the people I liaised with from The Property Company (Agi Katsiris and to a lesser extent Ricky Bloomberg) are almost professional thieves.
What bothers me most, is that they prey on the most vulnerable people of London; first generation immigrants with poor grasp of English and impoverished people from the ethnic minorities.
3 facts to back up my assertion above;
1- Deposit scheme is designed to steal money from you. The condition of the flat I rented was appalling (e.g. yearlong stains on the carpet, poor ventilation). When I moved out, the flat was in a better condition than how it was when I moved in (fact: a The Property Company saw the flat 2 months before I moved out and he said it was in good condition). I still I lost 81% of the deposit due to a range of petty reasons. There was no communication, false allegations (later dropped) and an extremely rude person on the phone (Agi Katsiris) to tell me I wouldn't be getting most of my deposit back.
2- During the viewing, I was given information about the utility bills. I took Ricky Bloomberg's word, which turned out to be a mistake - how naive of me. Turns out this particular information was not specified in the contract. I wrote a complaint to The Property Company about a month after moving in, Sharon Smith eventually replied after ignoring me at first. She didn't care (despite Ricky not denying having that conversation with me) and fobbed me off. I wrote to the Ombudsman but had no positive outcome in the absence of written evidence.
3- During my tenancy, I kept quiet and forgot about the poor moving in experience. Then I started to ask around when I was planning to leave after about a year's tenancy. I spoke with other tenants and one old tenant who came to collect his letters. Everyone had a negative view of the The Property Company on a range issues.
In summary â my advice, stay away from The Property Company and the individuals mentioned above. If you cannot, take a recording during the viewing and make sure everything that matters is in writing. Read the contract very well and understand that everything is designed to take more money from you - as long as they know you cannot fight back.
Comment on agent fees
Agent fees for signing up for a contract were average. However what they they did to the deposit refund amounts to stealing and fraud in my subjective opinion.
