Aidan along with Ash miah scam people. They change name of their agency every other month. I contracted with huxlys (poplar) and it was fraud as they took my deposit and rent but didnt let me room. Stay alert

I have similar issue, the agency scammed me and owe me £3.3k. After making multiple request to them to refund my money they failed to do so. And now they have stopped replying. Aidan promised to return the money but it was all false promise and no refund is made. Can we all gather to file a complaint against them and take them to court.

Everyone who has been conned and cheated by Aidan, Ash, Ansar, Husna, Zaid or William Huxley or Huxlys need to report this to the Regulator of the Estate Agency in the UK, who is James Munro at [email protected]

Aidan and his accomplices should not be allowed to continue to defraud innocent landlords and tenants.

The regulator has to take action against Aidan and make him pay back every penny he has taken to spend on himself!

Can someone please help me and one of my friend as well. We are international students and they have been promising to give our money back since October 2018, till date we have not received our money back.

The most unprofessional agency I've experienced, no longer surprising as the director Ash himself is extremely rude! I would most definitely avoid using this agency again. Paperwork seems to be done months in advance, however there is a major lack in communication and it took a week to receive a full set of keys (I was unable to enter the building at free will prior to this). My agent Ansar didn't respond to texts or calls. I have requested, however still not received the complaints process for William Huxley. There were numerous house amenities missing and the room was incomplete upon my arrival. The only agent I spoke to, who showed good customer service was Mo. However, I think it is an excellent idea to start some form of warning page to prevent the number of victims increasing. I've shared my experience with WH on social media platforms and with over 700k followers, I've had numerous queries from people who were considering wasting their money with this company. Thankfully, no more.

My query remains unresolved, agents refuse to return calls and messages. Once you pay the starter fees, they literally will ignore you regarding anything else. I'm in the process of taking this further, which is a shame as we all have better things to do!

It is about the right time to create a William Huxley victims group and deal with this fraudsters!
Same problem, despite the Ombudsman's decision for them to pay the deposit back Zaid is refuse to do so. Definitely a Court Case!

Hi Sorita, i hope your well, just having a look at the review, it was clear once i took on the complaint i assured the refund was made and explained why the refund took longer then expected, firstly it was explained to you clearly that we take a two weeks holding deposit along with explaining to you that we are waiting on the landlord to complete stating this you was aware of this and had agreed to hold the property hence why the firm had taken a deposit of you, furthermore once i received your complaint i insured the refund was made on the time scale i provided and this had been settled, yes agents are not the most liked people however we do try out best to provide a service, i hope this comment finds you well and ocne again apologies for the inconvenience this may had caused.

I am having the same problem with William Huxley regarding the rightful return of our deposit which was agreed coming up to a month ago. Yes it's less than a month however your story does not fill me with confidence. A slightly different situation as this property we put a deposit down on is a new build which I can appreciate however I am now going to have to enlist the help of my solicitor and also write to the property ombudsman as to be quite honest the agency taking a deposit of such a large sum just to secure a viewing is wholly inappropriate
I would not trust this agent I'm afraid people.

They did the same thing to me if that makes you feel any better haha. I paid 6 months upfront for an apartment near Paddington and was told that another tenant was in the property that I paid for on the day that I was going to receive the keys from them. I also started getting my money back after hiring solicitors and taking this to court. I really hope people don't deal with these scammers.

Hi, thank you for the response on my review. I understand that the landlord was not happy about my references, when I called to the house on 9 December I found out she rented it to other people for a higher price anyway. The problem is not that I couldn't get the house. In the fact I need to remind you that William Huxley refunded only £3325 from the total of 4575 that I paid. Please check your data, as we didn't get the house, you could not fulfill your side of contract and you must refund the rest of £1350 that you still owe to us. I didn't want we to get until here, but is not gonna be over until this matter will be sorted in a responsible manner.

Hi, thank you for your review and we understand your fustration, you have to consider once you took the property from us the lanlord accepted your offer and after looking into your references she was not happy, we as a agent did what we have to to carry our work duties. All payments was refunded but as you can understand you wanted to rent the house and sublet it to other 6 tenants, i do apologies for your experince but please consider what your curcumstances where as we as agents only make sure full transparency with our landlords.
