We rented in Bury from Stanton Properties for 16 months.
On a day to day basis you will never hear from them, which is exactly what you want from a letting agent/ landlord.
However, if you dare have issues with the property, the flaws of this company are revealed.
1) When we agreed to take up a lease on the apartment, we asked that the green, mouldy looking shower drains be replaced, along with the black sealant around the bath an shower. Moving day, this had not been done. The sealant was rectified at a later date, but the green drains were the same throughout. The apartment was not to most people's standard of cleanliness when moving in. The neighbours informed us Stanton had kept the whole deposit from the previous tenant. Makes you wonder what they spend it on.
2) A few weeks into the tenancy a pipe burst in the apartment upstairs. I returned hope at 6.30 pm to find a small swimming pool at the front door. The upstairs neighbours where great and swiftly switched their water off. We called stanton, but of course no answer as it was out of hours. We checked our paper work - no emergency contact number. We left messages, no one called us back until 9.30 am the next day. At which point the poor upstairs neighbours had seemingly gone to work without having had a shower and we had plasterboard dropping off the ceiling.
This wasn't the worst part.
When arrangements were made for contractors to attend the property and evaluate the damage, both myself and my partner informed them, on separate occasions, that I would personally be in the apartment to let them in. Despite this Stanton did not pass on the message to the contractors, provided them with a key and allowed them to make their own way into the apartment without knocking, at 7.30 am, while I was asleep after working a night shift. We reported this to Stanton. It happened again 3 more times in the space of a week. Each time the contractors were apologetic and embarrassed, having been informed by Stanton that the property would be empty.
Reporting this to Stanton enthused shouting and arrogance from the staff. They didn't care and were so incredibly rude they reduced me to tears on multiple occasions.
2) When we informed Stanton we would be leaving the property (a notice period of 1 month from date of rental payment) we did so as soon as we could, giving them a couple of weeks more than the usual 1 month stated in our contract. The VERY NEXT DAY Stanton explained they had prospective tenants that wanted to have a look around. I explained to Stanton, that day would not be possible as I was working away and no one would be home, and I'd quite like to have some time to tidy and make sure the apartment was fit for visitors. Since we had only given our notice the previous day (and earlier than needed) we thought this was a reasonable request.
Instead, Stanton TOLD us they would let themselves into the apartment anyway, while it was empty without our permission and knowing that we were both working away and could do nothing about it. I threatened them with the police for entering the property without permission. This did not deter them. They simply do not care.
3) 4 months later and I have yet to receive a single penny of my deposit back. They ignore our emails and phone calls constantly and I have had to take legal action against them in order to get the smallest acknowledgement that they still owe us £750.
In summation - a cowboy organisation run by 20 something boys with no manners, no idea how to run a business and no clue what their tenants basic entitlements are.
