M.Wheeler – Vendor of the Property

Dear Sirs, I have seen the comments left by ‘Linda' and would like to confirm that the agents comments are in line with my understanding of the situation. Paul Wallace have secured a buyer for me and I am very happy with how they have handled the marketing and sale of my property up to this point.

Thank you for your feedback which we value, good or bad.

Whilst I understand the frustration of losing out on a property, I feel it is only right to respond to your comments.

As you were made aware, your offer was accepted in principal on the basis that you were to provide us with full chain details of your private sale. As there was no agent involved and with the full knowledge of our seller, it is imperative that we check all the information relating to your position before we can take a property off of the market.

We pride ourselves on being thorough and making sure we give our vendors all of the information available to us before advising a property changes to SSTC and is taken off the market.

Your offer was made on 26th April and despite numerous attempts to contact you, on 28th April we were still waiting for this information to come through.

You advised us on the 27th April that we would have the details first thing Saturday as you were seeing your buyer that evening. My colleague left you a message mid-morning on the 28th April chasing this chain information once again and to also advise you of another offer being made on the property. We were then instructed by our seller to ask both parties for their best and final offers, at no point did we tell you that you were unable to make a higher offer. You confirmed that evening (28th April) that the offer you had made was your best and final but we still did not have any information relating to your private sale.

The seller then decided to sell his property to the other party, who is a non-dependent buyer with nothing to sell.

Peter contacted you on 30th April to attempt to help you with your private sale as these can be difficult to manage without the assistance of an Estate Agent. As an agent with over 17 years' experience, Peter offered to help advise you on the best way forward with your buyer to ensure this scenario was avoided in the future and assured you that once we had ascertained you were in a position to proceed, we would be delighted to offer you any new properties to the market. If this came across as patronising, then I can only apologise but he made this call with the very best of intentions.
