The main problem with this agency is that they will do everything in their power to exploit you, while doing essentially nothing after handing you the keys. They were aware that we were students so felt they could threaten and take us for granted as much as they pleased. We had very little contact with the agency during our year of tenancy, just paying rent monthly. During our viewing we noticed lots of small issues, like cracked walls, bad painting, drawers with no handles etc. and noted them and were told they would be sorted within the first few weeks (this never happened).
The main issue was at the end of our stay we got an email stating that nearly £800 would be taken out. This was broken down as £40 for ONE screw, £120 for THREE lightbulbs and £80 for hangers and duvet covers, the rest was for the cleaning which they offered to provide. On top of this, they added a energy bill just shy of £1000 from a previous tenant and claimed we owed them. After rejecting these and proving the energy bill wasn't ours, we were threatened with court and instead went to the Property Ombudsman who agreed with our complaints. After a little under a year since we moved out, we have been provided with compensation for their conduct towards us, backed by the ombudsman.
One of the directors was the main culprit in all of this, being about as professional as a 14 year old selling sweets. He composes his serious emails without even spellchecking on his phone, while throwing around threats to people he thinks will be intimidated. I see him replying to some of the reviews on this site, claiming they are 'fiction' or attempting to put blame on the tenant but I can confirm that these experiences seem to happen regularly at this poor excuse for a business. If he sees this I'm sure he will attempt to blame me but at the end of the day, I have an independent and unbiased organisation who agreed with me and forced them to pay compensation, so I will let you decide who is in the right.
I recommend, seriously considering using this agency as a tenant or a landlord considering the experiences I have had with them. They do not have even the basic understanding of their own business and judging by the other reviews on this site, I can see other people have had very similar experiences (particularly with regards end of tenancy fees). I would also add that to anybody who has an issue with their deposit go straight to the deposit holding agency and do not bother getting into a debate or argument we these people who do not know what they are talking about. I personally would have avoided a lot of hassle if I had.
Comment on agent fees
A disgrace.

I have been in contact with them with regards to the termination of contract and rental + deposit refund since March yet all I receive in the fortnight email replies (I have been chasing them at least twice a week and I only receive 1-2 replies every months) are perfunctory "will contact the owner and revert to you"
Can you text or ring me at 07 588 888 809, thank you.
