Be aware that if you use this agent you will have to do EVERYTHING yourself, and I don\'t just mean showing people round your house (which is clear from the start). Luckily we gave people who looked round our mobile numbers because one of them had to contact us in the end to tell us they had made an offer. When we called House Simple it turned out that we had had 2 offers and they hadn\'t even bothered to tell us! I won\'t go into everything else - them not answering the phone and not calling people back for viewings, and then arranging viewings when we had taken it off the market...! Plus NO help whatsoever once the offer was accepted - they didn\'t do any liaising with our solicitors, we had to do all of that.

We complained numerous times and the service didn\'t improve so in the end we just bypassed them as much as possible.

If you pay them just to get your house advertised on find a property etc then that\'s one thing - but do be aware that you will get very little else from them. And be prepared to do all of the rest yourself...

Please note that the comments on this review were never reported directly to us, so it is difficult to comment. However it is very unlikley this would happen. Legally every offer has to be put forward to the vendor and it would not be in our interests to not do this - Although many of our clients pay an upfront fee, our business survives on repeat business and reviews, aswell as of course local for sale board advertising our success in selling a property (in terms of Sold slips) . As you may note from other reviews posted Housesimple has many returning clients and many clients who refer us on.

Housesimple does offer a very full service. We visit the property and take professional floorplans, valuation data, professional photography, we write-up and upload property particulars, clients review before upload, we organise all viewings, we negotiate on your behalf and then progress the sale through to completion.

In terms of the phone calls, again this is unlikely to be the case as we have a large sales team and we have call analysis data to show that we have improved our effective rate on incoming calls to 98.8%.

Housesimple endeavours to uphold the highest of standards, as such we are members of TPOS (the property ombudsman regulated by the OFT) aswell as being rated as the No.1 Online estate agency by Allagents and currently rated 23rd Estate agency in the whole of the UK (rated against 10's of 1,000's of estate agents) The company was formed for the express reason to try to change the estate agency industry for the better, through providing a higher quality service for much more competitive fees.

We save our clients a huge amount if fees - £3million and rising - an average client saves £4,678. We are also very efficient at the property business; 50% of all our sales are agreed in an average of 26 days.
