I wish we had seen these reviews before we signed our lease in
April 2017 as I agree with every thing said by " Avoid at all costs".
We had the same problem with the hot water and only got it fixed after numerous phone calls and the electrician who came to install the new control panel was told to get the cheapest one on the market and then even he could not work out how to set it.
We were told * that any problems or requests we had should be put in an e-mail which I did on more than a few occasions but never got a reply. We left 5 and 1/2 months into our 6 month lease and are still in dispute, through My deposit Scotland, as **they retained our deposit citing "marks on the wall, a missing tatty old curtain and several other minor issues". He is trying to charge us £90 for this curtain you would not use as a rag. The main reason we wanted out was that the smoke alarms were illegal and not wired to the mains, there was an illegal 3 bar electric fire in the bathroom and the door to the electricity box was warped and would not close. This was our first rental property and we were not savvy enough to protect ourselves against a bad landlord who did not care for his tenants safety. We are in the process of reporting this to the relevant agencies

It seems concept property letting doesn't take into consideration the constant stream of e-mails and text messages it has sent to tenants of theirs and do they think these people haven't kept these for future use to show how this company have acted? Cyber bullying or trolling is not the same as previous unhappy tenants writing a honest review about their tenancy that btw can prove, the last thing this company wants is having to answer for the abusive and nasty texts/emails they have sent to people over the years, it is just empty threats to make people stop telling the truth, none of this would be happening if they had not been cruel to people who were renting from them, after all repairs sometimes are needed and things become faulty over time and should be repaired in accordance to the lease, should a tenant break something then sure they should pay for it but if for example the boiler stops working then sorry but your tenants need heat and hot water and it should be repaired or replaced by the landlord as they are paying rent each month, it is a disgrace

If I was involved with Concept Lettings one of the last things I would want is the Police taking statements from ex tenants or having them stand before a Sheriff telling the truth about Concept.

I am not sure that negative reviews, people sharing their negative experiences, could be legally considered as being forms of cyber bullying.

Mr Campbell, as someone who works in the industry you would surely be aware that the Private Rented Housing Panel ceased to exist in 2016? How can your tenants complain to an organisation that does not exist?

In response to the abhorrent lies, accusations and abuse uploaded on this website Concept Property Limited have prepared the following statement :
Concept Property Limited are always willing to discuss any aspects of a tenancy with genuine tenants or ex tenants. However what we are not willing to do is enter into any form of communication with anonymous internet trolls / cyber bullies as we neither have the time nor inclination to do so. Unfortunately it would appear that we have acquired an internet troll / cyber bully who is currently masquerading under numerous pseudo names whilst purporting to be genuine dissatisfied tenants. Our internet troll is unable to comprehend that to resolve any genuine concerns we obviously require a tenants genuine identity and a genuine address of the property which they allegedly leased from us. We have asked the individual concerned to confirm their identity but obviously that did not happen and never will.
With regard to the above we thought it prudent to offer up some facts and clarity as opposed to the abhorrent lies and accusations being levied against CPL Directors and employees.

In our experience such abuse mainly occurs as a result of ex tenants not receiving their deposits from a company such as Mydepositscotland.It must be stressed that the decision not to return a deposit to a tenant is NOT a landlord or letting agents decision. That decision is made by MDS alone. This is a simple, impartial procedure where landlords and tenants upload their evidence to the MDS website who then make a decison as to who should receive a deposit. Ironically if MDS decide that the landlord is correct then inevitably the landlord and the letting agent are criticized and abused for a decision that they did not make !
The following advice applies to all genuine tenants who have genuine concerns :
1. If a tenant has any genuine concerns regarding any aspects of their tenancy they can call our office or write to us and the matters will be dealt with accordingly
2. If a tenant has any genuine concerns regarding repairs then they can write to Private Rented Housing Panel who decide if a Repairing Standard Enforcement Order should be issued against a landlord. If a landlord fails to comply with an RSEO then they are taken to court and receive a criminal conviction. As a result of carrying out all repairs correctly and timeously CPL Directors have no criminal convictions whatsoever
3. If a tenant has any genuine concerns regarding any form of bullying or harassment then we would advise them to contact the Police

Hopefully the above will assist tenants with genuine concerns however unlike genuine tenants a troll / cyber bully will never adhere to correct procedures as this would involve revealing their identity however their failure to do so does reveal them for what they are.

Surely questions must be asked about the validity of a website which appears to readily accept and allow this type of trolling / cyber bullying whilst stating that all complainants must adhere to their Terms and Conditions. Anyone wishing to view these T&Cs can clearly see that any number of the hate filled inane rantings we have received contravene any number of these T&Cs. Unfortunately there are numerous websites which provide a platform and a cloak of anonymity which allows internet trolls / cyber bullies to abuse at will. We have emailed All Agents twice regarding the abuse that they allow on their website - to date we have received no response !

Finally there is no doubt that the personal, slanderous and racist abuse we have received is a hate crime and a criminal offence and as such we have reported the matter to the Police who unlike ourselves can investigate and will identify this troll and take appropriate action.

Allan Campbell, perhaps you would care to explain why this property did not have the illegal fire alarms replaced? Why was there a dangerous fire in this property? What have you done to address the safety problems in some of the properties managed by Concept Property Lettings?

Allan Campbell, as an employee of Concept Lettings, are you a fit and proper person to attack the legitimate concerns of tenants who have suffered as a result of the failure of James Francis Doherty and Pauline Doherty to act in their role as directors of Concept Property Lettings Ltd to arrange for essential repairs to be carried out on the properties which they manage? Does it not trouble you that that your employers have caused a great deal of stress to the tenants of the properties which James Doherty own and/or manages?

Perhaps someone from this letting agent could explain why an old lady was allegedly bullied by the director of this company? Perhaps they could attempt to give some justification for failing to carry out essential repairs. Does this company think it is acceptable to neglect thier duty as a letting agency to inform themselves of current legislation and health and safety recommendations? Are their actions those of a rogue agency or are they just lazy and useless?

I too had a terrible and stressful time as a tenant in one of James Doherty's properties. Despite the property being in a poor state through years of it not being properly maintained or upgraded, he seemed very reluctant to carry out even simple repairs. Sometimes emails requesting repairs were ignored, other times the repair work would be poorly done or the blame unfairly placed upon the tenant. The smoke alarms were not legal and were never replaced. There was mold in one of the bedrooms, the house was infested with woodlice, there was rotten wood in some places..it would take me all day to highlight how bad this property was and how stinking the Letting agent's/landlord's attitude was to a customer and their safety. I would argue everyone to avoid the hassle of dealing with this company. There are planet of reputable agencies out there who will actually carry out repairs and not put your health at risk.
