I was Portico's customer for three years and had a number of really quite nasty experiences with them.
1. There was a broken couch left in my flat when I got there. Portico and their client refused to get rid of the couch and I was forced to pay the disposal costs myself so I could use the living room I was paying for. I got their written permission to do that, but they still tried to charge me for it at check out.
2. When we renewed the tenancy after one year in our contracts, swapping out one of the tenants, they charge the OUTGOING tenant £250 as well as the new one. This is standard in their contract. So only start a contract with them if you're okay with paying to leave it even after it's up.
3. After the third year when the contract was being renewed, the renewal offer got pulled two weeks before the move out date making a tenant effectively homeless as they couldn't find a new place in time.
4. We didn't get our deposit back until three months after the tenancy ended. Portico didn't respond to any of our requests to get it back until it got escalated to the TDS. They submitted a bunch of rubbish evidence to the TDS which they withdrew the day before adjudication.
My experience renting from Portico was a total nightmare and I would strongly recommend looking elsewhere.
Comment on agent fees
Portico has very high and dubious fees that are not where you expect them to be, e.g. outgoing tenant replacement fee at the end of a tenancy

We have the same issues with Portico for East and even their head office. Apparently they have the same ignoring approach as their policy to costumers. I hope everything is fine now - we are still battling to get the deposit back and we will report to the TDS.
