This agency took a holding deposit for my application before asking the landlord if I was a suitable tenant, then processed my application. They told me I needed a guarantor so I got my very wealthy grandfather to be a guarantor and we offered 6-12 months rent in advance in cash. They said that wasn't suitable and my grandfather would have to provide proof of income, but they would not include his savings, annuities, bonds or dividends (making up over 70% of his annual income!). They asked for proof of his pension and when we ordered this from the pension company it took a week to come through. We regularly communicated with the agency to update them and when I went to take in the documents they told me they had another tenant for the property, despite us paying a holding deposit. They went with the other tenant. They said that it was my fault for not keeping in regular contact with them and they thought I had lost interest. They were rude to me right from the outset and it was no small surprise when the house fell through.
What agent could do to change your mind?
The agent should really have checked the landlord wanted me before taking the holding fee- and it was clear they were never going to accept me, they should have been honest at the outset rather then taking my holding deposit. They shouldn't take a holding deposit and then offer the property to another tenant.
