We arranged to have our property and carpets professionally cleaned immediately after vacating. The flat was left immaculately. A check out report was conducted the following day (4 days from the official end of our tenancy leaving ample time to resolve any issues) which detailed several minor points (one in fact being "dust to mirror") and recommended an additional "light clean". Without a quote, or consent to go ahead £180 was deducted from our deposit. An invoice was requested to prove that these costs were incurred and alas 5 days later Edmund Cude were still unable to provide such evidence. In order to receive our deposit back in a timely fashion we agreed to the charges but I would in no way recommend the agent - highly unprofessional and damned shady. Throughout the process we were subject to delays and were treaten like second class citizens. Any cleaner charging £180 for less than an hours work must be laughing all the way to the bank - either that or indeed Edmund Cude themselves for disproportionately applying costs. Avoid.

In response to the above review, we do not accept that we have failed to act within the guidelines. The tenants were advised of the TDS guidelines and the way in which a dispute could be raised in the proper form and can both still do this and have ignored the option to proceed through these proper channels. The comments made in the review are both untrue and unfounded, especially those depicted as verbatim quotes. The need to clean was proposed by the landlord as a result of the evidence contained within the check out report which was carried out by an independent third party. The invoice was supplied to us by the cleaning company within a week of the clean having been completed. The fact that we still hold the disputed £180 demonstrates that we neither misappropriate funds nor ignore due process. Given that the reviewer claims that their deposit was returned within 5 days and given that the TDS guidelines stipulate a period of 10 days it does not seem that ‘throughout the process they were subject to delays’. Rather the deposit return was carried out in a timely manner.
