There is provision within the tenancy agreements for any charges that may be levied against a tenant where they have not complied with the terms of the tenancy agreement. The scale of charges is set out clearly within the agreement and therefore tenants are aware of this prior to the tenancy commencing. If tenants feel those charges are unacceptable then that should be raised before signing the agreement.
When we receive a deposit from a tenant, this is registered and held by the Deposit Protection Service (DPS) so that if a tenant disputes the amounts being claimed at the end of tenancy, the DPS will adjudicate and decide whether the landlord is entitled to recover the amount being claimed.
