I rented with Julie Twist for two years and a half and would NOT recommend them to anyone. Perhaps you will be treated well if you are buying a house or a landlord but I'm confident you will not if you are renting. Here are a small sample of the problems we experienced which are primarily due to appalling communication and customer service. Just to confirm, we were paying £995 for our luxury flat in the city centre every month and I always paid my rent on time for the whole of that two and a half years.

1. We were without hot water in the flat for SEVEN WEEKS in 2015 whilst we waited for Julie Twist to simply send someone out to fix our boiler. When Julie Twist finally sent a plumber (after seven weeks) the plumber suggested as a temporary solution to put the boiler on boost until the problem was solved (at significant cost to us). Luckily our landlord offered us a month's free rent as a gesture of goodwill but Julie Twist offered us no goodwill gesture or apology at all.

2. Approximately £1000 of our rent which we paid to Julie Twist was not passed on to our landlord over a period of several months in 2017 and as a result our landlord said we had not paid on time. We had to investigate where the money was which was very stressful as we were concerned our money had gone missing. Once it came to light that Julie Twist had kept the money and not passed it on to the landlord, Julie Twist did not issue us an apology despite the stress this missing £1000 caused. I still do not understand to this day why the money was kept by Julie Twist.

3. When we first moved in we informed by Julie Twist there was a problem with the dishwasher.  Someone from the maintenance team came to look at it after several weeks. It was not for two YEARS after several emails from us and subsequent call outs that  it was discovered by the maintenance team we had a fatberg appx 10cm long which was blocking the pipe and causing the problem which was also blocking the kitchen sink. I insisted during this two years there was a sink blockage but this idea was never entertained. No apology or compensation was offered for the time we had taken to repeatedly contact Julie Twist or for the cost of multiple dishwasher cleaning materials we had purchased.

4. Other maintenance issued included waiting over seven weeks for our table to be fixed and waiting over two months for the mirror to be put up in the main bathroom (since it had not been put up when we moved in). Other delays included the door being put back on the fridge and delays to the removal of the shelves at the start of the tenancy.

5. We had to wait over a month to HEAR from Julie Twist about when we could expect to have our deposit returned after we moved out this September. During this time Julie Twist made NO attempt to get in touch with us about when our deposit would be returned, the only reason I found out when our deposit might be returned was because I spent many lunch breaks calling/ emailing Julie Twist myself. I suspect if I hadn't, Julie Twist would still have our deposit. Finally after multiple calls/ emails from myself I found out that £173 had been deducted from our deposit. Out of this £173, £54 was for cleaning we had already paid for through Julie Twist prior to moving out which was eventually deducted after I questioned it (of course this wasn't simple and had to be checked with various people and took days to sort). We were also charged for tasks e.g. cleaning out the fridge which I actually did myself (pictures were taken by Julie Twist before I had the opportunity to clean out the dirty fridge). I was very concerned therefore why we were being charged for so many hours of cleaning so I asked for a break-down of cleaning costs but none was ever given. In total we were charged for 6 hours cleaning (on top of curtain cleaning etc) which is ridiculous for a 2 bedroom flat given my bedroom and bathroom were both spotless when I moved out. I repeatedly asked for a breakdown of cleaning costs but I was simply told that the cleaner had been parked at the property for 6 hours and they were a trusted cleaner so that was that.

6.  What was incredibly frustrating with all of these above situations (and others not mentioned) was how we rang up/emailed and were passed on to others/ ignored/ assured our calls would be returned etc etc and none of this happened. Given I am a teacher and cannot ring up until the end of school it made it very difficult (like anyone who works) to call up Julie Twist at all. Just to give you an example, on Wednesday 3 September 2015 I rang up Julie Twist and told Margaret at Julie Twist that the water in our shower was freezing. I had been away on holiday for three weeks and assumed that as I had spoken to Margaret at the start of August about the hot water situation it would have been fixed whilst I was away. However, the water had not been sorted. Margaret again reassured me it would be looked into when we spoke on 3 September.  Because I had heard nothing back I rang up Julie Twist on Friday 5 September and asked to speak to Margaret. I was told she must be in a meeting as she wasn't picking up the phone and she would call me back. By the end of the day I had heard nothing and so called up by Julie Twist only to be told that Margaret was actually off that whole day and that no-one from maintenance was there now. I was told by the employee I spoke to (in a pretty rude and abrupt manner to be honest) that as our flat is let-only (it isn't) there was nothing I could do. Despite me explaining that Julie Twist had helped us out with maintenance issues for the last six months I was repeatedly told I was wrong and Julie Twist could not help. Eventually I was put through to someone who could help who said the hot water situation was a matter of urgency but we would probably have to wait until after the weekend for the hot water to be fixed. After five days with absolutely no hot water in our flat a plumber came to service the boiler and said he had a temporary solution - there would now be enough water for one lukewarm shower a day, however, there were two of us in the flat. The plumber said that because the boiler needs repairing we needed to keep the boost function on for the time being which led to our heating bills significantly increasing. What is more, when I went into Julie Twist to sign the extension of our lease I told Yvonne what was happening about the hot water and she simply said there was nothing she could do as its not her department and as Margaret is not in we would have to wait for "a quick email" which did not happen. As stated above, we waited 7 weeks for the hot water situation to eventually be sorted. I complained about all of the above to Julie Twist at the time but yet we still experienced poor customer service throughout the remainder of our tenancy. For example, in 2017 we tried to get our deposit back from Julie Twist. We moved out of the flat on 6th September. Since I did not hear ANYTHING from Julie Twist as to when we could expect the return of our despot I rang up Julie Twist to find out what was going on. On Thursday 14th September I was told my phone message would be flagged up as urgent. Since I was never contacted on 19th September (the following week) I rang up Julie Twist to find out what was going on and was told “Julie herself” would be contacting me first thing on September 20th about what was going on. However, this NEVER happened. Finally, on 21 September Jack got in touch (not Julie) to ask if we had had any contact (I must thank Jack as if it wasn't for him I doubt anyone would have got in touch). It wasn't until October 2nd that we were given the breakdown of the deductions that were being made to our deposit, it had taken a month for us to just be told what was going on with our deposit. The deposit wasn't returned to me until 10th October.  Julie never got in touch.

All of the above are reasons why I would not recommend Julie Twist to anyone and why in my 12 years as a tenant they are the worst estate agent I have ever dealt with. If Julie Twist respond to my post with reasons why the above were not dealt with/ apologise then this is more than they have done in two and a half years and quite frankly I will be disgusted as the only reason they are doing it is because they are looking after their reputation. They do not care about you at all when you are paying tenants. We loved our flat and it was our home which is why we stayed, however, if you have any other option, I would not recommend Julie Twist to anyone.

You claim to be one of the "highest rated agents in the area" and yet you failed to perform an accurate and professional inventory. The property which you delivered to me does not meet the professional cleaning standards which you judge tenants by when they check out. If I left the apartment in that condition, you would have deducted significant cleaning fees from my deposit. Tenant Fees

HOLDING DEPOSIT (PER TENANCY)
One weeks rent. This is to reserve the property. Please note: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement ( and/or Dee of Guarantee) within 15 calendar days ( or other deadline for Agreement as mutually agreed in writing)

SECURITY DEPOSIT - FOR A RENTAL AMOUNT UNDER £50,00 PER YEAR
Five weeks rent. This is to cover damages or defaults on the part of the tenant during the tenancy.

SECURITY DEPOSIT - FOR A RENTAL AMOUNT OF OR OVER £50,00 PER YEAR)
Six weeks rent- This is to cover damages or defaults on the part of the tenant during the tenancy.

UNPAID RENT
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to purse non-payment of rent. Please note: This will not be levied until the rent is more than 14 days in arrears.

LOST KEYS (OR OTHER SECURITY DEVICE(S)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord and any other person requiring keys will be charged to the tenant.
If extra costs are incurred there will be a charge of £15 per hour (Inc. VAT) for time taken replacing lost key(s) or other security device(s).

The cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to- Rent, deposit registration as well as the preparation and execution of new legal documents.

EARLY TERMINATION
(Tenant’s Request)
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s cost in re-letting the property as well as all rent due under the tenancy until the start date of the replacing tenancy. These costs will be no more that the maximum amount of rent outstanding on the tenancy.

Check out cleans from £80(Inc. VAT)
Carpet and upholstery cleaning from £25(Inc. VAT)
Appliance/oven cleaning from £20(Inc. VAT)
Rubbish Removal £3.50 (inc. VAT) per bin bag
Furniture Removal (price will depend on size and quantity of items)

Complaints Handling Procedures
1.    Any complaints to be dealt with under this procedure should be in writing.
 
2.      The Office Manager or Director of the company is responsible for the particular branch will initially deal with the complaint.
  
3.      Your complaint will be acknowledged within 3 working days of receiving the initial complaint.
 
4.      You complaint will then be fully investigated and a detailed written response will be made.
 
5.      If you are not satisfied with the outcome of our initial investigation, your complaint will be reviewed by a Julie Twist the Managing Director either by e mail to [email protected] or by post to 237-239 Deansgate, Manchester M3 4EN and a detailed response will be made including our final view point.
