We grew increasingly concerned about our rental agreement on 21 Greyhound Road. When we originally inquired about the property, it wasn't until we viewed that we were informed there were still fundamental building works being done. Given reassurance that all work would be completed and the property would be ready by 7th October; we contractually agreed to move in to the property on 7th, and were informed by Boah Miah that we could move our belongings in on the 6th (given we all had busy weekends planned). Two of us took a day's holiday from work so that we can move.
When we arrived for a second viewing at 11am on Saturday 30th Sep, we were astonished to see that the property was far from completion. From the outside; the scaffolding was still set up on the house, blocking out most natural light to the windows. There was also a disturbing amount of bin bags at the front of the house which we can only assume had been there for weeks. None of this has been mentioned in the contract or prior conversations. Nikita was not familiar with the floorplan and did not fill us with any confidence. She was unaware until the end of the viewing that the downstairs bathroom was to be converted to a bedroom, an understandable mistake given there was currently still a toilet located in this room. The house had a worrying amount of electrical wiring in all rooms and looked no better than when we had viewed it nearly a month ago. Nikita also swiftly mentioned (for the first time in this whole process) that building works would still be going on in the downstairs flat for a week after we would move in upstairs. This had not been communicated before and given the latency in completion to the upstairs, we found it hard to imagine these works would be completed in a week. Again, none of this was mentioned in the contract or prior conversations.
Only once we expressed our concerns were we then offered a “contingency planâ€Â. Supposedly the landlord has another and was happy to give this to us for “as long as we need itâ€Â. Given that this has not been mentioned until 6 days before we were meant to move in, we were not convinced. We never previously agreed to any other property than 21 Greyhound Road in the contract, nor did we agree to move into the house if it was not finished. We found it appalling that Asthon Matthews would expect us to pay twice to move given 6 days' notice, due to building works that should have been completed in the first place.
We were hounded constantly to pay deposits and rent upfront; despite the house not being ready. We cannot understand how AM feel comfortable applying pressure on us when they knew the property was unfinished.
We decided to pull out of the contract and will no longer be using Asthon Matthews, I would urge any reader/potential customer to do the same. As it turns out, the “contingency plan†they mentioned was a 3 bed house! Despite all of the above, they decided to take half of our admin fee and we lost £225. This is nothing compared to the costs we also had to pay to temporarily re-house and source alternative accommodation all due to false promises their side.
