Parks is another example of the usual estate agent deal of being pleasant and nice, and as soon as you've signed the contract immediately becoming incredibly unhelpful, before fulfilling the stereotype of estate agents by taking copious amounts of your deposit for 'cleaning charges'.
We would ask Parks to fix items in the building that were already broken upon moving in, and all you would receive is messages telling you that they are working on it, someone is on their way; but realistically nothing had been done. Your request would be ignored it for weeks until they become aggravated that you keep contacting them, and would send a member of staff to take a look. One example was two members of staff came to inspect our leaking sink. They clearly had zero plumbing experience, and would ask dumb insulting questions such as 'have you been unscrewing the pipes?', and try to make other mundane excuses that place the blame on you.
Don't expect anything less than getting rinsed for your deposit, even if you leave the house in better condition than when you moved in. You will receive an invoice for cleaning that costs hundreds of pounds, and a simple look online reveals cleaning agencies that will do the same job for a fifth of the price. There is of course no room for discussion over this, you are simply hit with a bill and plagued with positive affirmations that you are not being ripped off, with lines such as 'I look forward to receiving your written confirmation of your agreement to this claim'.
To add insult to injury on the charges, the flat was filthy when we moved in, covered in cat hair, and to use their own words they charged us for the cleaning of: 'surface debris on the flooring', the 'mirror smeared', and 'heavy discol and lime scale build up in the toilet', 'dust and surface debris on the basin'. These all existed upon moving in, and I think it is safe to assume that the cleaning we were charged for was / will never be conducted.
Despite all the negativity I sadly still have to recommend Parks Residential. This is not due to Parks being a good agency, but rather a comment on how awful letting agents in Brighton are, and the abysmally low the standards that they hold.
