We specialise in the management of properties for overseas clients, including answering client queries out of hours when it suits our client timescales. Enhance level credit check and referencing fee will be charged per reference, we recommend that all references and credit checks are carried out by Homelet at 'Enhance' level. Enhance level checks are required for Landlord Rent Recovery cover and include landlord and employer references. Insight credit check reports are available for £25 per reference.

Tenant Find and Let only service.

- Determine a realistic market rent for the property.
- Advertise the property as necessary, carry out viewings, locate suitable tenants, obtain references and credit checks, and deal with negotiations.
- Receive the initial rental monies, and account the same to the Landlord and/or their accountant by way of a statement of income and expenditure. Such statement shall be provided by email together with copy invoices, unless hard copies are requested.
- Credit net rental receipt into the Landlords UK bank/building society (after deduction of fees).
- Subject to Fee: Arrange EPC, arrange gas safe check, draw up tenancy agreement, arrange inventory and check-in/out
- To deal with all paperwork and transfer of tenant deposit to the Deposit Protection Service custodial deposit scheme.

As at 1st June 2019 all fees quoted are not subject to VAT.

Complaints Procedure

Write to: Regency Lettings & Property Management Limited, Rystead Lodge Barn Buildings, Chiddingfold, Surrey, GU8 4XS.
We are committed to providing a professional service to all our clients and customers.
If you have a complaint, please put it in writing, including as much detail as possible. We will then respond in line with the timeframes set out below (if you feel we have not sought to address your complaints within eight weeks, you may be able to refer your complaint to the Property Ombudsman to consider without our final viewpoint on the matter).
What will happen next?
We will send you a letter acknowledging receipt of you complaint within three working days of receiving it, enclosing a copy of this procedure.
We will then investigate your complaint. This will normally be dealt with by the office manager who will review your file and speak to the member of staff who dealt with you. A formal written outcome of our investigation will be sent to you within 15 working days of sending the acknowledgement letter.
If, at this stage, you are still not satisfied, you should contact us again and we will arrange for a separate review to take place by a senior member of staff.
We will write to you within 15 working days of receiving your request for a review, confirming our final viewpoint on the matter.
If you are still not satisfied after the last stage of the in-house complaint procedure (or more than 8 weeks has elapsed since the complaint was first made) you can request an independent review from The Property Ombudsman without charge.
