The legislation for England states that in addition to the asking rent, for assured shorthold tenancies agents are now only permitted to charge the following:
1. A refundable holding deposit - capped at no more than one week's rent. Belvoir Colchester will ask you to give us permission to use this towards the 5 weeks rent tenancy deposit, which is subject to satisfactory references. In the event of misleading or false information been given and resulting in Belvoir Colchester not being able to give you a tenancy a charge of £50 (including VAT) will be made and the balance refunded to you
2. A refundable tenancy deposit - capped at no more than five weeks' rent, or no more than six weeks' rent if the annual rent is £50,000 or more
3. Payments to change the tenancy (once it has commenced), when requested by the tenant - capped at £50 (including VAT), or reasonable costs incurred if higher
4. Payments associated with early termination of the tenancy, when requested by the tenant
5. Payments in respect of Utilities – gas, electricity, water and sewerage, Communications – telephone and broadband, Installation of cable/satellite, Subscription to cable/satellite supplier, Television licence and Council Tax
6.Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate.
7. Replacement of a lost key or security device, where required under a tenancy agreement up to the permitted limits as set by the Government.
Any charges made that are not in this list will be classed as unlawful prohibited payments. Additionally, agents cannot require tenants to pay for services, such as reference checking, through a third party.

We were very disappointed to read your review as we do care about how our landlords properties are handed back. We had until this tenancy not had any issues.
We were extremely unhappy to discover that the firm who carried out the check out had not noted this damage and we have ceased using them as we have also had a couple of issues at other properties during the same period.
I agree with your comment in respect of the time I took to respond to your emails at the end of this tenancy. Whilst I tried my best to deal with everything as quickly as possible having two members staff leave and their replacements not starting until early August meant that the workload for us all was very heavy for this period of time.
I understand the damage by the former tenant's dog has been repaired and you will be reimbursed this cost from the pet deposit as explained. The damage to the floor was repaired by the tenant prior to them leaving. Unfortunately the dent to the garage door, which was only visible when it was opened was denied by the tenant and as the garage was not part of the let and we did not have keys we could not provide the evidence to prove that they had done this damage.
We are an agency that continuously looks to make improvements and to learn from any issues that arise and tenant's leaving their dog in the property for our visits has highlighted that we are not able to check this area thoroughly and we now ask that their pet is kept elsewhere on the day of our visit. It would be unfair to expect a member of staff to be able to handle dog and look at the area of their confinement.
