Do not use this letting agency, in our experience they did not abide the law, they stole from us and allowed us to live in a dangerous and illegal property.
We moved into our first ever property and had nothing but problems as soon as we moved in - there were 2 leaking windows, one of which fell off completely. There were holes in the walls, sockets hanging off and wires hanging out of the ceiling. There were no smoke alarms or carbon monoxide detectors, and there was a functioning plug socket in the bathroom (which is highly unsafe and illegal). We moved in to all the previous inhabitants mess - no one even bothered to take their bins out or clean the oven, the entire place was filthy.
We also were told to pay the landlord the deposit upfront - we now know that a landlord should never receive the deposit.
After over a week of living there and requesting that these issues get fixed we were told we could either get our money back and leave as there were other possible tenants, otherwise an unqualified cowboy builder would come out and make a shabby job of fixing the things that were broken - the staff were extremely unpleasant from the very beginning.
After almost 2 weeks living there, a woman from an insolvency law firm let herself into our flat, she had keys as this property had been repossessed and it was illegal for us to be living there - technically we were squatting but paying for it. The property never even had habitation certificates, and we later found out it was actually used as a brothel. Myself and my 2 flatmates are young students so this made us feel extremely unsafe, it was vile. The agency also left us old dirty bed sheets and mattresses which we assume were used when the property was a brothel - this is simply revolting and I cannot fathom the lack of respect for other people it must take to do so.
As soon as we received this news we moved out immediately as we were absolutely disgusted. Aaron Properties tried their absolute best not to reimburse the £1800 they had taken from us (for the deposit and first months rent), until they asked that we return our contract, this is because it was an illegal document and they had to get rid of it.
When we went to get our money back they tried to scam us again - saying they'd pay half in cash and half would hit our bank account later. After telling them we weren't leaving until we got all of our money back, they then gave us the full amount in cash.
A member of the sheriff court says she has been chasing these people for years - they are involved in some shady activity, and from our experience they will not hesitate to let you live in a dangerous, unsafe and disgusting property and they will try to steal your money.
Overall I'm repulsed by the actions of this company. Please, please do not rent a property through Aaron Properties, our experience was awful.

What agent could do to change your mind?
We dealt with several agents that worked here, the main ones and last two being Mo and Asif. Over the years we were told different company policies that seemed to change often. Notably, when we first signed with them, they informed us that if the tenant didn't pay the rent, Aaron would pay us and recover the costs from the tenants themselves. When we wished to evict the tenants of one of our properties we were told that they couldn't because they owed Aaron money and if they left then they may not be able to recover the money owed to them. A couple of years later when rent was in arrears for consecutive months, or not the full amount, we were informed that Aaron do not pay the landlord if the tenant falls into arrears which is why they were not paying us. Even though the tenant was breaking the terms of the contract, no action was taken on Aarons part as property managers.Attached Filesnbsp;
Comment on agent fees
The fees were a flat rate of ‚£50, however as they did not perform inspections, did not inform of us of any of the dangerous structural changes or modifications to the wiring, plumbing and heating, did not have an inventory, did not produce clear rent statements, did not make regular rent payments to us, did not ensure the properties were left in a clean, safe condition-I would say they did not deserve the fees.

Shahed, have you thought of contacting Landlord Accreditation Scotland? This institution has authority I think to investigate letting agents whose practice may not be commensurate with published standards. It might be worth a try. ...
