Hello, my husband and I are on the market looking to rent as our current landlords are selling their house. We viewed the property in Stockport with Julian Wadden Stockport Exchange and really liked it. We filled out application right there at the viewing. The following day Gemma Lowe (the letting manager) rang us saying that there are 2 applications and while the landlord is leaning towards us because we have high income and we seem like nice people, we need to increase the rent amount and/or change the move-in date to outbid the other applicant (she revealed the date the other applicants had). We said we are not willing to change anything and will leave the application as it is. However, Gemma would not take our 'no' for an answer and she kept pushing. She was particularly determined to increase the rent price. Eventually, Gemma got really irritated and impatient with us, and behaved rather unprofessionally, by laughing sarcastically, interrupting, twisting words, presenting misinformation, and, generally, being disrespectful to us and to our wishes. When we asked to speak to a manager, she did not put us through the Branch Manager. We had to withdraw our application as it is not worth to be dealing with this type of agency. We are leaving this review for potential tenants - this is not a fair agency for tenants and agents like Gemma drive the country-level rent prices up. Beware! Also, it is a pity landlords are not aware what is happening 'behind the curtains' and potentially lose good tenants (like in our case).

Hi Marina,

I have read through your review and can only apologise that you feel the way you do about how the situation has unfolded.

When you made your application the landlord was happy to proceed and we were all set to progress your application and work towards a move in date. It was only when another application came in on the property that things changed. When the new offer came in we legally had to put it to the landlord, he then made the decision to proceed with the new applicants and withdraw from your application. At this point we have to take the Landlords instruction as it is his property and his decision, not ours. It is never nice when this happens and having to let yourself know is a part of the job that nobody looks forward to doing. In this case it was Gemma who brought this news to you and she has seemingly been blamed by yourself for everything that has happened when throughout the whole process she has only been doing her job.

There has been no gain from this for Julian Wadden, financial or otherwise, and this morning I authorised a full refund of your application fee as promised.

As discussed in today's e-mail correspondence I would very much like to discuss this further if you are able to provide me with a suitable time and day to call you.

I totally agree with the above tenants. Gemma is totally unprofessional and unethical. I had seen a house with Julian Wadden and they showed me around. I liked the property and agreed that I would take it. I then went around a second time just to make sure it was ok. At this point I paid a holding fee and secured it (or I thought). I absolutely agree with the previous tenants Gemma pushing for me to move in two weeks later, I needed to give a months notice as all tenants do which brought me to the end if May. I met the Landlord who Gemma then said he was quite happy with me etc and would do the necessary things to make sure the property was in good order for me. When by Mon lunchtime I received an email informing me that I no longer able to rent the property as they had received an offer elsewhere for them to move in sooner etc. Quite frankly this was a dispicable move on their part. The reasons I was given were quite lame. I am in a rented property at the moment acquired through Julian Wadden Heaton Moor, nothing like this happened and I was in another country waiting to come back to the UK.!!!!!!! The bottom line is they are untrustworthy, crooked the list goes on. I was very very upset and angry......oh yes then I text my current Landlord who then informs me in a nice way "Marina im now selling" would you mind if we have estate agents around to value the property?? Oh I replied no problem I don't mind at all. But the prob is now I am sick with worry trying g to find a property that will accept pets this one did so did the other one.!!!! Anyway we we taking the matter further Ombudsman for sure, local papers in fact my mother is contacting the "National papers". We will give as much bad publicity as possible. Andrew please don't bother defending your staff. they are wrong wrongs wrong Beware other prospective tenants.????????

Thank you for your review and I am sorry to hear that you had a bad experience with us, however, we did try our very best to assist you. You enquired and viewed a property that did not allow pets (as per the online advert) but we said we would do our best to see if we could get your offer accepted by the landlord with your cat too. You had said on the viewing that you were happy to pay an increased deposit, could move sooner than the date you had put on your application form, and could pay slightly more rent to appeal to the Landlord due to you having a pet – overall you were willing to be quite flexible.

As it happened there were multiple offers on the property and there was a best and final situation to get the property, which Gemma tried her best to explain to you. The Landlord was willing to consider the pet in the end as Gemma had portrayed you in a great light to the Landlord and in return he had asked if you would be willing to pay slightly more per month for the property. Gemma was simply trying to assist you and help you rent the property by trying to make your offer more favourable to the Landlord so that you could secure the property you liked and had offered on immediately at the viewing, which we had taken into account. We are sorry if you found Gemma's approach to be pushy but we did just want you to be able to rent the house and we thought that you would have been great tenants.

I 100 percent agree with you. I can imagine they are busy but the (dis)service was unbelievably terrible. At a point, I was on the verge of tears. If this is what people are getting PAID for, then I might be in the wrong profession, where I actually do work. ...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
