Without doubt Myrooms is one of the most unreliable and unprofessional services I have encountered. They were great during the process of getting the contract signed, once this was done, everything I experienced with this agency and the property was downhill. Here are just a list of the problems I faced with the agency and the property during my tenancy:
Burglary occurred during a time when a viewing was being conducted or while the general areas of the apartment were cleaned. Laptop/passport/money stolen, with only an apology provided by Myrooms. They promised to replace the locks on the doors but this was never followed up despite numerous chasers. No action was taken despite myself and my neighbour losing £1,000's worth of property.
Leads me on to my next point of lack of communication. Despite various issues being highlighted during my tenancy, it took around 3-4 chasers before any action was taken. Even when emails were acknowledged action was promised but never followed up. Here are just some of the reported issues:
Rats/mice in the property to which the agency responded 'this is part of living in London'. Nothing was done about this apart from someone coming around and placing a few ineffective traps around the property. I also seen first hand, prospective tenants being lied to during viewings about this problem and being bullied into signing the contract.
Bug infestation around the kitchen area became a real issue during the Summer months, to the extent to which I was not comfortable keeping food in the kitchen or cooking. The problem was noted by the agency but nothing was done to remedy the problem.
On the other hand they were extremely quick to chase unpaid rent and charge £75 a month for sending a text. It also took them several months to explain that my automatic payments were being declined.
After moving out, it took several emails to get a confirmation as to why my deposit had been taken away with various mandatory charges (£50) added which were not specified from the outset. After 3 weeks of chasing, I was told I had been charged £220 for a broken mirror toilet seat even though I had contacted Myrooms at the start of my tenancy of these issues. Once I asked for evidence and also was informed no work had been carried out at the property, my deposit was returned with an apologetic email. Seems like they would have happily fleeced me out of £220 if I did not prove them wrong.
Various maintenance issues were reported during my tenancy which included issues with old furniture not being removed, kitchen appliances not working correctly and damp in various rooms was a serious issue. Myrooms response would be to send round a handyman who would try and cover up the issue by painting over the damp rather than resolving the underlying problem.
Despite living in a fantastic area of London, the overall experience was soured by the living conditions and the way in which the agency dealt with the above issues. I would not recommend this agency to anyone who is thinking of renting through them. I have seen first hand that they are happy to lie and bully prospective tenants into signing a contract and then not address living conditions which far from comfortable.
On it's website, Myrooms claims, 'At Myrooms we care about your personal needs and we can provide you with the best living solution in Central London'. This statement could not be further from the truth.
Good luck if you are choosing this agency, however, you have been warned.
Comment on agent fees
Will try and include fees at any stage. I was charged in total around £500 in various fees including late payment and administration fees.
