Not having moved house for 20 years, we decided to try an on-line Agent in order to keep costs down. In this respect, Hatched did not disappoint with their £400 deal, saving us nearly £3000! This was excellent! However, this does come with some caveats. At this basic level of fee, you will need to be prepared to do your own Viewings and in our case, a degree of chivvying towards the end of the deal (though, in fairness, this latter comment was just our experience and how the sale progressed and might not necessarily reflect in other sales).
The advert as it appeared on RIghtmove was very good. Clients have the ability to change house details etc easily and the number of pictures that can be displayed will show your property to the best advantage.
The staff member who met us initially to take photos/details was very polite, efficient and positive. Contact from the office in relation to viewing requests was swift and efficient, with both telephone calls and e-mails being used. Towards the end of the sale, with the restrictions of who can speak to who between the Solicitors, Agents and purchasers, we did feel as though that we had to do a lot of encouragement to do some chasing. Again, this might have been our particular circumstances, but as it was our only sale, we have nothing to compare it with. It is because of this that we rated the score as average.
In summary, this on-line Agent is fine, provided you are computer literate and prepared to do a lot of legwork with the actual viewings. If you are the sort of person who, for whatever reason, is not prepared, or wish to do this, then this method of selling your property might not be for you. (You can have the Agent do viewings, but it will cost more, though still probably cost effective.)
Would we use an on-line Agent again? - Probably yes because we are able to do our own viewings and as such, the cost saving is tremendous and far outwieghs the inconveniences of doing your own legwork.
