Mr * is a man who cannot be trusted with your money!!!
My wife and I engaged him as the letting agent of a flat we own and as so many other people have found, he fails to keep proper records, fails to pay rent on time or at all and generally not do what he is paid to do, that is look after property. on one ocasion we had three months' worth of owed rent! When challenged it was always the banks fault or some other excuse. We then discovered he had failed to make routine inspections of the property and had left the tenant without proper heating in the winter months. On our inspection of the flat we found that what work that had been done by his contractors was of poor quality and as we later discovered he could not provide proper invoices for the work carried out that we had paid for. We made repeated requests for the invoices and answers to other matters which he ignored. At this point out of curiosity I typed the following words in Derek Hall, Purfect Propertis, Complaints.
What I found was that he had already done this sort of thing too many other people and had in fact been stopped from trading by the property Ombudsman for a period in 2011. In view of these findings we made a complaint to the Property Ombudsman and after finding in our favor were awarded a small amount of compensation and Mr. Hall was told to produce all relevant invoices and a proper tenancy agreement which Mr. Hall had also failed to provide! He at first just ignored these requests but after a few threats by the Ombudsman we did get the money but not the paperwork. After many promises to provide the paperwork and after two years of trying to resolve this problem the Property Ombudsman finally gave up and issued Mr. Hall with a formal warning which you can see below.
The Property Ombudsman has issued a year-long formal warning to consumers about an estate agency which failed to provide information concerning a consumer complaint.
Purfect Property Solutions Ltd, an agency in Aylesbury, was investigated by TPO following a complaint made by the landlords of the property concerned.
The landlords approached TPO after they were unable to resolve a dispute with the agent.
The Ombudsman supported the complaint and the award was paid but the case was referred to the scheme's Disciplinary & Standards Committee which concluded that Purfect Properties Solutions Limited should be the subject of a warning to last one year.
As I stated obove the Onbudsman took TWO Years to reach this conclusion and I feel it was only by me keeping up the pressure that they finally issued the formal warning !!
My advice would be take legal action !!

The only comment I can make is that he didn't do his job to earn what he was paid.

I ve given him notice and the pathetic little man is ignoring my recorded delivery letters.
I have now instructed a legal team as I cannot wait two years for an outcome.
My advice if you are already booked in - check every bill for authenticity - phone numbers , email addresses etc
