I rented off this time waste of a company in January this year, I was allowed to move into a property that had clearly not been professionally cleaned as stated. I ended my tenancy after 4 months living in the property that I kept extremely acceptable clean and tidy. I was told I would have my deposit returned after 3-5 days of the inspection taking place, it took them over a week to inspect the property where I was advised there was damage to items that were already damaged on my taking up the tenancy. I was told I would be charged for these repairs, I contested this and advised Property Bureau I would take legal advise over this situation. They came back to me shortly thereafter saying the landlord was happy to fix the issues himself. The then told me they would be charging £120 to deep clean the flat I already left satisfactorily clean and tidy. They then continued to say the garden needed attention, and they would get quotes (which they didn't) as their gardener was on holiday. I find it amusing how the Property Bureau do not profit from the withholding of £265 of my £710 deposit, £145 of it for 'their' gardener to cut the grass in a small section of garden. Who the hell is their gardener, Alan Titchmarsh ? I will never ever in my life deal with this shoddy company ever again and would never recommend them to anyone wanting to rent.

What agent could do to change your mind?
Be there for both tenants and landlord. Help the tenants more (when it comes to property maintenance) - they are the middleman between the tenant and landlord but they clearly failed.

What agent could do to change your mind?
Acknowledged problems, attempted to fix them, left the flat in a reasonable state (it was disgusting) and not expect it to be in a better state when keys handed back (although it was by far). Not be so blatant in cheating the tenant out of the deposit and by sticking to the terms of the lease agreement.
