Thank you for expressing your concerns. I am always looking for ways to improve the service Reades provides and am therefore grateful for any feedback people take the time to provide.
I am sure the Negotiator you spoke with didn't intend to offend or inconvenience you and can only apologise if you feel they have. Please allow me to offer an insight into why we ask prospective purchasers the questions we do, before arranging a viewing.
Prior to carrying out a viewing, the vendor will prepare their property so it is presentable and you can see what you are hoping to buy. They may also arrange for kids and pets to be out of the way, so you are not chasing people from room to room, stepping into occupied bedrooms, or having to fend off advances from over friendly cats or dogs. If Reades is accompanying the viewing on the vendor's behalf (around half of our clients opt for accompanied viewings), the vendor will also pop out whilst we show people around.
Having gone to all this effort, vendors understandably want to ensure that viewers are in the position to buy their property if they like it.
To help ensure that is the case, Reades promise to only conduct viewings with people who are in the position to make a purchase. We don't require prospective purchasers to provide evidence prior to viewing, but we do ask a number of questions to determine their buying position.
People who say they are cash buyers must have the funds available to them (e.g. in the bank or through liquidating shares), if they are buying with a mortgage they must have an Agreement in Principle (AIP) from their lender, or if they have to sell to buy they must have already accepted an offer on their own property or at least have an offer pending.
Some vendors do allow viewings with applicants who are not yet in a position to purchase and we will always take our client's instruction.
I am confident that the Negotiator you spoke with would have done their best to help you understand why we ask the questions we do, but if you feel this wasn't explained well enough, I would like to offer additional training to the team to help ensure things go better next time.
