As with the previous comment, communication has been an absolute joke with this Letting Agent. A typical letting agent looking after their landlord's and their own interests with absolutely no regard for the well-being for the tenants living at their property.
We initially signed a 6 month contract and were assured by the landlord and agent that showed us around the property it would likely be possible to move to a rolling contract at the end. By the end of our tenancy, we were then hassled to sign a new contract. We were asked via email whether we wanted a 6 month or 12 month contract, so we opted for a 6 month as they said a rolling contract was no longer possible. Upon the next communication they were insistent it would be a 12 month contract or nothing at all, no rent reduction for this compromise and we would still have to pay any re-let fee incurred. When we said we would think about our options and get back to them they instantly served us a Section 21 notice to vacate the property in 3 months. So we were essentially being coerced into either signing a contract we were not legally obliged to do and far from suited our circumstances, or facing court proceedings to be forcibly removed from the property. We chose to leave the property than be held to ransom by them.
Comment on agent fees
Their fee's are absolutely extortionate.
The property rent was advertised as £800/month down from £850, so it had clearly been over valued as the previous tenant also only paid £800. The property was an absolute state when we moved in. It has been cleaned, but had absolutely NOT been professionally cleaned as we were assured it would be.
Our deposit was £950, I asked why. "Its always a months rent plus £150", I asked what the extra was for. "That's just what it is..."
£40 inventory fee they could have done themselves, but charge it to you, even though the property was unfurnished except for a kitchen, washing machine and cooker.
Further to all this we were asked to pay a substantial fee per person just for applying to live at the property, whether we passed the check or not. As I understand this is a fee that is optional and entirely at a letting agents discretion to charge you. Other agents I have dealt with charge a nominal amount for the initial checks and then extra should the check prove successful.
