WE rented a property with those agents for several years. Over the course of the tenancy, the house fell in disrepair due to continuous severe leaks from the flat above. Each time it took us several months to persuade the agency to do anything about it (while still paying a substantial rent). They did not send anyone to assess the safety of the flat, even when water poured in the ball-shaped ceiling light shade (we found it three quarters full of water), and their suggestion was to just switch-on the light to see whether it was still working. We had to send several emails, countless phone calls before anything got done.

If they ask you to pay something in advance and then they will refund you, you can easily wait 5-6 months, with your payment always on the verge of being made, again only after countless phone calls and email and letters, things get sorted.

They are part of countrywide bigger scheme, each aspect of your tenancy is dealt by somebody else and you never know who is in charge and taking responsibility for what is happening in your tenancy. As a consequence they all wash their hands of your problems and re-direct you to someone else.

They left us without boiler (heating and hot water), a functioning fridge for weeks while we waited for somebody to come and repair the property. We were left locked out of the parking spot for months because they could not replace our remote control that was broken, even though we were paying for the parking spot and we were leaving near the city centre were it is really hard to get parking.

Finally upon termination of the tenancy they kept money from our deposit for (irony) water marks on the ceiling, due to the latest leak they did not take care of, and minor issues that were not our responsibility but pre-existing our tenancy. They do not keep into account wear and tear and have no interest in discussing with us the repayment of our deposit although encouraged to do so by the deposit scheme holder.

Finally they wanted to charge us money for references, although this is illegal in Scotland. Avoid at all costs!!!
