There were pros and cons to renting with Parks.
Pros - we got our deposit back in full and promptly. They fixed issues when they arose in the apartment. They weren't intrusive as property managers. They were pleasant to interact with, particularly Amy, who was friendly and considerate while showing future tenants around, and our new property manager Frankie, who was always kind and willing to help. Check out went smoothly and Parks provided all necessary information and instructions.
Cons - For any non-UK residents or tenants with no guarantor Parks fees were higher than other agencies. They wanted six months rent up front (which we bargained down from eight months) and eleven weeks deposit - everywhere else we talked to wanted six weeks deposit. While pleasant, it took a week to get maintenance help for the apartment (which would have been fine apart from the fact that our front door lock broke).
Comment on agent fees
Compared to other agents that we spoke with in Brighton, Parks was particularly expensive and wanted a huge sum upfront. This was partly because we had no guarantor. However, even without a guarantor no other agent wanted eleven months upfront, as we were initially quoted. Given that other agents were offering less Parks agreed to reduce this to 6 months, plus 11 weeks deposit - still a substantially higher deposit than other agencies.
