Haart (Walthamstow branch) have managed the flat I rent for the last four years. Their service is unbelievably bad. Examples include:
1) Taking four months to do routine repairs (dishwasher, heating, broken lights)
2) Taking five days to do an emergency repair (a back door that would not close, leaving the flat insecure)
3) Sending a man round to inspect the electrics with keys, so he entered my flat while I was asleep in bed after a nightshift. They did not make any attempt to tell me about this beforehand.
4) Trying to put my rent up after I had already signed a new contract, ten days before it was due to start.
5) Repeatedly ignoring my requests to contact me by email instead of phone, resulting in them waking me up with countless unimportant phone calls.
6) Losing the keys to my flat on two separate occasions.
7) Rude, unhelpful staff who ignore messages, don't return calls and suggest you should get the repairs they are responsible for and take time off work to let contractors in because THEY have lost your keys.
In summary, I don't know why my landlord pays these people to manage the flat when they do absolutely nothing. The experience of dealing with them is nothing short of traumatic and sometimes I think I should just stomach the cost of repairs myself just so I don't have to deal with them. Or move.

For the record, things have not improved. I currently have a non-working radiator in my living room and the response from Haart was to send their one contractor out (they seem to have the poor guy doing any kind of repair that is needed) and when he decided it needed an engineer, the response was: "Unfortunately we do not have any commercial engineers on our books so are unable to instruct anyone else to attend." They then suggested I organised the repair myself and took it off my rent. So much for property management.
