Took over £950 deposit and references before even doing any checks... rent arrears prevented the let to go ahead a f they have only offered £437 b7a. I'm reporting them to the lettings redress scheme.. disgusting rip off agents over £500 they want to keep because one of my references failed..they should never have taken that amount of money without doing there checks first.

Hello Angy. We are aware of your disappointment over the cancellation of your application to rent one of the properties we manage. I do think it is important to read through any contract provided to you before signing. The contract you signed before any monies were accepted from you clearly stated the fees were not refundable. It also clearly explained what would happen to all or part of your holding fee if something adverse showed during your referencing that you had not previously made us aware of.

Had we been made aware of your rent arrears at the point of signing the contract, we would have advised you that we would not be able to help and we would not have accepted your application. Our landlords will not accept applications from prospective tenants who currently owe rent to an existing landlord. At no point during your communications with us did you refer to rent arrears.

Because you did not refer to the rent arrears, the landlord accepted your application and the property was taken off the market and reserved for you, preventing anyone else from viewing. As such, the landlord has lost valuable marketing time and the terms of the contract you signed prior to paying any monies to us stand.

We strong recommend you make any future agent or private landlord aware of your rent arrears position before applying for their property.
