I am struggling to decide whether *'s behaviour is dishonest or just utter ineptitude. The flat I exchanged on had unknown to myself had a water leak on the toilet which I was only told about on the day of completion. On inspecting the flat I noticed there was still a problem with the overflow on the toilet and there had been water damage to the plaster board boxing underneath. * advised me he would instruct a contractor to repair the toilet as it obviously had not been fixed properly the first time. The problem with the plaster board he claimed was not his problem and I must go through my solicitor to address the issues. Three days after ringing * I visited the Mossley office as nothing had been done in contacting myself regarding getting the leak being resolved and was told he would be in touch later on in the day. I was contacted later on that day by **, obviously * was far too busy, she told me that the problem was not related to the leak as it had been signed off by the contractor and he had been instructed to turn the water off when he left. I fail to see how Ryder and Dutton can accept sign off on a repair when they haven't visited the property to inspect the repair or damage that could have been done. Amy Hatfield told me it was no longer Ryder and Duttons issue whilst constantly talking over me when I attempted to explain the problem, extremely unprofessional in my eyes. I am now left with a toilet which constantly over flows from the cistern and damaged plaster boarding, both of which should have been reported to me prior to exchange but it seems * wanted to keep this from me so the exchange took place and Ryder and Dutton could take their fee. The conduct by the staff mentioned has been dishonest and unprofessional I was going to market this flat with Ryder and Dutton this will not be happening now. I also have another property 234 Oldham Road which is currently being marketed by Ryder and Dutton it is highly likely you will be removed from this instruction. I have no intention of dealing with incompetent dishonesty and will be making sure the people I know who also rent properties out don't deal with your company. Business involves a degree of honesty something which your staff seem oblivious to as they appear morally bankrupt.
