Check out took place on 3rd April, deposit FINALLY received on 25th May. Towards the end of my tenancy I was told the deposit would be refunded within 10 working days, clearly that didn't happen. I was told that the refund had been processed on 5th April and would be paid in full as I had left the flat in immaculate condition.
When you contact Woods (which I did on numerous occasions) you are promised a call back from the relevant person, that doesn't happen. I also emailed and contacted via Facebook (which was read but no response).
I then spoke to Jo who was actually helpful. Possibly because I asked for their complaints procedure (never received) and threatened to take further action. Coincidentally my deposit was refunded after the flat was let out again - it was empty for a few weeks while they carried out some work on the property. Suggests to me that either my deposit wasn't in a protected scheme at all, or they hold onto the deposit until a new tenant is found. Either way, it's wrong and is in breach of all tenancy regulations.
During my tenancy I had 3 monthly inspections. I was aware of this but it's a nuisance. Enormous fees to take on the property and a £50 check out fee deducted from your deposit as standard!
A few days after moving in to the property, huge patches of damp appeared in my bedroom. Despite numerous requests to fix the issue it never was. I'm guessing they painted it prior to the new tenant moving in as they did with me. I had 2 incidences of mice invading the flat, I reported this and was laughed at. In the end I got some expanding foam and filled in the numerous cracks/holes on the outside walls which were in poor condition. This was clearly the landlord's responsibility but again, they couldn't care less.
I've now bought my own house but should I ever need to rent again, it won't be from Woods!
