This review is an heads up if you have rented or about to rent a property from this agency. They might look professional they way the respond, but believe me they are not!
I'm sharing my experience with this agency and you have to decide whether you still want to rent a property from them.
1. The property may not be in same state & may not have all items that you viewed initially - once you move in. In my case, after signing the agreement, there was few days before I moved in. The landlord has taken back TV, Duvet / pillows, lots of storage units, etc and didn't even leave an iron. When I contacted agency, they mentioned that owner needs it so he has taken it with him. In the rightmove ad, they advertised with all these items and it was present when I viewed the property. But looks like they have all the rights to take items back after we pay deposit!
2. Agreement Signing: They are not even little flexible. I asked that I need to collect keys in the morning due to some personal reasons. They never agreed and said it can be done only after 12.30 pm and that is how it is done for everyone. I had no choice so visited the agency around noon. I was early by 10 mins. So they asked me to wait outside the office and didn't even had the courtesy to ask me wait or sit inside. This was very embarrassing and they don't even know how to treat a person!
3. Knowledge on legal agreements: I would say they don't have basic knowledge on the legal documents etc. There is something called a Tenant Information Pack which according to law needs to provided by the landlord / agency to tenants while moving in (please refer to http://www.gov.scot/Topics/Built-Environment/Housing/privaterent/tenants/tip/landlords )
They did not provide this to me throughout my tenure. When I contacted them, they said there is no such document. I had to provide the links of many websites and then they agreed that it was missed. They said it can be given only if requested by a tenant. This is not as per law - please report to City Council if you have not be been provided or was told similarly.
This is the response when I asked them about the pack:
Hi Pradeep,
There is not a tenant information pack. You were given a copy of the lease and AT5.

4. Inventory & Deposit: Be very careful as they play with your money. They wont send inventory after you move in until you request them to send it to you. Make sure you add each and every point about cleanliness & state of the items. The inventory that they give you will only have pictures with zero description. This way they can charge you whatever amount they want saying you left the property untidy as their document doesn't mention anything about cleanliness.
In my case, they provided me without cleaning most part of the property, I didn't know how to add this in inventory as I was a first time renter. At the end of tenancy, they deducted one third of deposit even after leaving the property in a better state than it was initially!
5. Moving out: On last day of moving out, I gave them meter readings. They said they will inform the energy provider. I'm writing this review about 6 weeks after I moved out. I have now received electricity bill with excessive readings (at least 100 units more than it was at the time of leaving the property). Despite multiple mails and calls, they still have not addressed my problem. I contacted the service provider directly and they were not aware that I moved out and said the connection is still active.
All the proofs for above points are with me and if anyone needs info, please don't hesitate to ask.
