I cannot strongly advise NOT to use L&S (didn't let me use 0 stars).
They forgot we were moving in on the date agreed and we had a moving van waiting that we were paying for by the hour. We waited for two hours as they had to go and to an itinerary for the property beforehand and the person we were dealing with wasn't in. We gave them four weeks notice and couldn't explain why they had not done it in this time as the property was vacant before we moved in.
Whilst living there they seemed to let themselves into the property whenever they pleased without contacting us at one point I was in the shower thinking I was being burgled.
Things did not get repaired quickly everything had to be authorised by the landlord who seemed to be away on holiday all year round. We would often have to call back to chase for an update a week later and they can never be honest and give a concise update it's always vague and slow.
Noisy neighbours played loud music until the early hours of the night. We obviously told them to stop as it's a flat everything is loud and clear upstairs and they wouldn't stop. Police wouldn't help us and told me to contact the landlord who asked me to make notes of the time and date, I'd did this regularly and sent the information across but they never did anything and this isn't over a weekend this is happened for over a year.
I have been a tenant for several years throughout university and then as a professional and I've never dealt with a agency like these. They had many demands when we notified them we were leaving. The property was a state when we arrived with leaves and weeds cluttering the drive and dust everywhere as it had been vacant and not cleaned prior to arrival as they forgot we were arriving I presume.
We do not own pets but have often considered having one in the future when we own our own home, so when a friend in work asked if I could look after his house rabbit for the weekend as he was going away on a city break I obliged, aware that I can't have a pet but we did actually check with the agent when we moved in if we looked after a pet for the weekend as long as it's small and not a dog or cat is this allowed to which she agreed it was fine and then proceeded to take all our ,only in fees happily. Anyway, we looked after the rabbit for the weekend and we got drop in visit from the agency manager who essentially kicked off and threatened to chuck us out despite what I explained. As you can imagine this was a bit of a joke and you can simply tell that nobody at the office ever communicates with each regarding anything.
They wanted a professional cleaner to clear the carpets even though they were immaculate when we were leaving the property, I genuinely couldn't tell the difference after it had been cleaned and the guy who did the work at a cost of just shy of one hundred pounds actually said why am I cleaning it? There's nothing to clean! Linley still wanted it doing.
Then after we get away finally, felt like a terrible dull life version of prison break they ask us for help as the new tenants don't know which internet or phone rental to use, that's your job not mine! It's actually laughable after all the problems we had and they just ask us for help, I've blocked there office phone number so hopefully the ties are severed.
I would NEVER use them, they ask for the world and deliver nothing and charge you fees left right and centre, not a friendly service and often forget the requests you ask. This is the Saltaire Shipley office.
Comment on agent fees
Large fees to be paid upfront, admin fees, large deposit of £740 when the rent per month was way short and it was a small flat. They charge fees to create a contract and to renew your tenancy agreement after the 6 month period ended they charged an admin fee for that! Isn't it silly to pay an admin fee to continue living in the property? Absolute con artists.
