The following is my testimonial dealing with PVL Properties as a tenant at Grenbeck Court (30-34 Trebovir Road, SW5), a building that they manage.
I would not recommend dealing with this property agency, nor with the landlords at Grenbeck Court.
From my first contact with PVL Properties, their lack of professionalism and lack of honesty was very apparent to me.
Their lettings negotiator,*they, ignored my phone calls and messages for several days after I paid the deposit to secure the flat. He failed at delivering the documents he promised on time, only managing to deliver me the tenancy agreement less than 24 hours before the move-in date, right before Christmas Eve. When he delivered the contract, it was not written according to the terms we had agreed to verbally and via e-mail. Not only was it done last minute, but also dishonestly. An addendum letter had to be added to correct it and to add extra terms to the contract, only after I firmly demanded that the terms we agreed upon should be respected.
From the moment since I moved into my flat at Grenbeck Court, every single month there was a maintenance issue - a boiler that would make loud noises 24/7 and would not let me sleep (it took them 1 month to get it fixed, spreading out maintenance visits with several weeks in between them!), a bathtub that was leaking (which took almost 2 months for them to fix, and it was a very cheap and poor refurbishing job), electrical problems in the kitchen, unpleasant smells coming through the ventilators in the flat. A mess.
I highly advise you against dealing with this property agency and also against moving into Grenbeck Court, as the building's landlords live in China and in my opinion are only worried about saving the most money possible, thus any serious repairs may take very long to be properly addressed and the results are always very cheap and poor jobs, because they don't want to spend money (pictures attached). The furniture that comes with the flats is also low quality and doesn't keep up well with time, some furniture pieces even had stains.
I have talked to other neighbours in my building who have had maintenance issues and they feel the same way, so I would remind you that the other 3 positive reviews that are listed on this website are from several years ago.
This is my opinion - if you want to live in this nice area of Kensington, you are better off paying £150 or £200 extra for your monthly rent, instead of dealing with a poor management company. You think you might be saving money based on the rent they advertise, but you may be faced with severe annoyances, which can be avoided by making better choices and dealing with better people. Be wise.
In 10 years of living on my own in several cities across the U.S. and Western Europe, I'd never had any problems with agents or landlords, until I came with contact with these people. If I didn't have a strict timing to move into a new flat by Christmas, I would've never signed the contract with them.
As a response, PVL Properties will always say vague things like I'm sorry for the inconvenience, but it's nothing but empty words. They may say all the right things, but definitely do not do all the right things.
Comment on agent fees
They did not charge any fees. Unfortunately, in this case, it meant that the contracts were delivered with delays and were poorly redacted. I'd prefer to pay fees if that means the agents will actually be able to pay people who will do a good job and deliver quality services.

At no point was anything hidden and an inventory report (carried out by an independent inventory clerk) was supplied at the start of the tenancy which had been accepted. This can be proved so your claim is categorically & demonstrably untrue.
There were no issues previously with this flat leaking and the plumbing is in good working order however, if a tenant leaves a tap running allowing a sink to fill and overflow to the point of damaging the flat, neighbouring flats and communal parts of the building, most reasonable people would agree that this falls under the tenant’s responsibility and not the landlord’s
