I rented with Hicks Hadley for over two years.
Well what can I say? Words cannot describe how bad they are and how poorly they treated me even though I paid rent on time every month and handed the flat back in better condition then it was presented to me.
It seemed evident to me they treat tennants very bad and like living cash cows. They invoiced me every 6 months for unnecessary 'tenancy renewal' fee's to the tune of £90 even though my details did not change. (A fee that has been outlawed in Scotland for many years)
I got the impression early on that they treat all renters like third class people who deserve to be treated as such. I felt that they were intimidating/condescending in all of their correspondence to me, particularly when dealing with them in person despite being a model tennant!
This impression was reinforced when I received correspondence from then. It was always 'blunt' and would nearly always contain a veiled threat of a punitive fine dressed up as an 'admin fee' should I not comply with whatever it was they were telling me to do.....
Regarding maintenance, I had an issue with plumbing. They failed to deliver any credible service with dealing with it. It took far too long and I had to chase them several times regarding the issue. On one occasion when I phoned to chase I was told bluntly by their agent called Karl that 'they were busy dealing with many other maintenance issues' almost implying that my issue was meaningless. A truly poor example of customer service I thought!
If I was the Landlord of this property, I would be very concerned because I don't think my property would be in very competent/safe hands.
Overall what could have been a pleasant experience was blighted by the letting agent Hicks Hadley and I would not recommend them if you are a prospective tennant!
There are better agents out there.
Comment on agent fees
Agent fee's are bad. They try and charge £90 every 6 months for 'tenancy renewal' despite no change to your details. Fake charge to gain them free money at your expense. This charge is illegal in Scotland by the way.
