The typical 'yeah we'll get it done' attitude from an estate agent, only for them to completely forget about our request. Zero transparency too. They told us that if we moved out on or after our 8 month break clause that there would be no penalty, so that is what we did. They then emailed us to say that we were being charged approximately £500 from our deposit as a penalty for moving out early. Apparently this cost is covered in a tiny and incomprehensible clause in the contract and is to cover the landlords costs to re-let the flat. Why not ask us if we can find people to take on the contract until it ends though? Also, they tried to deduct as much as possible from our deposit for everything they could think of and blamed us for condensation on the bathroom walls, even though we had previously complained about the lack of an extractor fan causing too much steam to build up after showers. They are a small agency but unfortunately it shows with a lack of thought and a distinctly deceptive nature. AVOID!

The Tenants were not advised there would be no penalty if they vacated prior to the expiry of the tenancy. The clauses in the Tenancy Agreement are all in the same size font. The cost has no relation to the re-letting of the flat. In order for replacement Tenants to take over an existing tenancy an original Tenant would have to continue living at the property and be named on the Tenancy Agreement.

The Tenants were not blamed for condensation on the bathroom walls and no deductions were made from the deposit in relation to same. Tenants are sent a Tenants Vacation Check-List prior to vacation which details the condition the property should be left in. Tenants are also advised to refer to the Inventory that is conducted at the commencement of the Tenancy.

Deposits are protected in a Tenancy Deposit Scheme and no deductions can be made from the deposit without the Tenants agreement.
