I was given a flat with nothing clean in it. Heatings were not working, no curtains, no door locks for WC, No exhaust fan for WC, very dirty carpets with fungus all around carpet, washing machine and fridge .
Several times I asked them they did not respond quickly and still lots of the issues haven't been fixed

Re comments from allagents below –

- prior to move in a new boiler was installed and has passed a gas certificate
- when the tenant viewed the property they did not comment on the extractor fan – property was let us seen
- the tenants moved into the property on the 17th December 2011
- On moving in the said the heating was not working properly – the engineer who fitted the boiler attended again on the 22nd December to rectify – this was the earliest date that the tenant could also be there
- Although the extractor fan was not part of the original let the landlord had agreed for one to be supplied and this was done
- Tenant complained that the carpet and décor where dirty – landlord surprised by comments as the property had been cleaned by one of his cleaners prior to occupation.
- The landlord agreed for the carpets to be cleaned – we arranged for carpets to be professionally cleaned on the 8th January 2012
- Our carpet cleaner arrived at property on the 8th and started cleaning – after 10 minutes the neighbour of the flat downstairs came upstairs to the flat and complained that the noise of his machine was too load and asked him to stop ( the carpet clean stopped and left as he didn’t want to upset anyone)
- Carpets where eventually changed in the lounge at the landlords expense – this was not changed until May 2012 due to the landlord delaying a decision
- No net curtains where supplied, but curtains had been supplied – as they were not request from the tenant on his original viewing
- Tenant then purchased net curtains at a cost of £11 and deducted the cost from his rent
- There was no lock on the bathroom door – this was not requested from the tenant prior to the agreement – We arranged to attend the property around the middle of jan 2012 to attend and add lock to bathroom door

All the tenants requests have been dealt with.

As of today 26/02/14 the tenant is still living at the property (some 2 years and 2 months later) and is very happy with the flat
