Unprofessional, deceitful, inconsiderate.
I was a landlord who contracted with the Letting Co last year. As soon as I agreed on the let, it was nothing but problems.
Never answered any phone calls, had to physically go to the office to get anything done.
I was asked to pay VAT (the contract stated '€˜all agency fees are VAT free'€“ I was told it was a mistake in the contract and waited four months for a new one -€“ nothing was corrected).
- Tenants were not checked properly, I was given false information about their status, if I had been told the truth I would have not agreed on the let.
- The plumber was called to the property without asking my consent first (I had a contract with British Gas for any plumbing works, and therefore all breakdown costs would have been covered), the money was deducted from rent -€“ no invoice/receipt or explanation was given to me.
- I have never received any receipts, for any financial deductions.
- No house inspections were carried out.
- I asked the Agent if he could arrange a Gas Certificate, I was told it would cost £55.00, but he deducted £80.00 – probably the most expensive you can get, no explanation, as always.
- On one occasion, there was money deducted from rent by ‘mistake', it took me four months, and involvement of my solicitor to get the money back.
- When I realised what was happening, I requested the termination of the Tenancy as per notice period (the Letting Agent tried to charge me double the price for the Notice to Quit – when I should have not paid any according to the agreement -€“ but, the Agent just deducted the money from the rent).
- When the Tenants left, the Agent decided it was not even necessary to inform me about it, I learned about it, by visiting the office a week later. The Deposit money was returned to Tenants, before I even had a chance to see the property. It was left with about thirty nail holes in the walls, ripped wall paper, rent arrears, dog hair everywhere, and some of my furnishings missing (the Letting Agent did not even notice it, during his final inventory). I even had to pay for a special uplift of the garbage left by the Tenants. I was later told that my missing belongings were returned to Letting Agents office and he promised in his letter to deliver them to my solicitor office – I am still waiting nearly a year later.
- I tried to complain to Property Ombudsman and Landlord Accreditation Scotland about the service I received (their logos were on The Letting Co Windows, and in his Brochure -€“ and still available to view on the Company Facebook Page).
- Both Organisations informed me that The Letting Company" is not, and, has never been a member, and is not accredited by them.
I was promised a professional service and peace of mind €- all I received was false promises and problems, my advice to everyone thinking about using them is: stay as far away as possible from The Letting Co in Grangemouth.
Comment on agent fees
Average, but if you add the money deducted by 'mistake', fees work out as very high.
