I had no choice but to work with Portico in order to secure the rental property that I was interested in.
I had to pay just £230 in administration fees so that they could carry out checks ranging from whether my father felt that I conducted myself appropriately 10 years prior when I lived in his home through to if my employer was willing to confirm that they had chained me to a desk for the next 20 years.
Unfortunately, my employer could not guarantee this, and also shared that I had been with the company for less than 1 year, and so Portico requested a vat of my blood, a urine sample, and that I paid 6 months rent up front (over £3000) and evidence that I had over £7000 in savings to cover the second 6 months.
With one day to Portico's imposed deadline, and after my employer called and was successfully able to argue that my permanent contract was evidence enough that I would pay my rent, Portico kindly agreed on the 23rd of the month that I could move in on the 24th. This was kind of them because should they have continued to ignore my phone calls any longer I would have missed the deadline meaning that Portico would not have allowed me to move in until the 24th of the following month, instead providing me with a list of recommended street corners that I could sleep on during this time.
In one years time Portico will give me the pleasure of renewing my 1 year contract for just £90. That is unless my life dares to gets in the way before or after this time, in which case they'll charge me £250 to find a replacement tenant, who they will charge £230 to go through the process mentioned above.
I hear that Sadiq Khan is on the case to get rid of agency fees, and I hope he does so quickly, as I hear that Portico are in talks to demand the promise of your first born in order to secure a 12 month tenancy.

£230 - to find out about the life history of the incoming tenant
£250 - a gift given to Portico from the outgoing tenant to say thank you for living in this property and for the trouble of finding a replacement tenant so that we don't have to.
£90 - to cover the cost of an electronic signature that confirms that you want to keep doing exactly what you are doing and keep living in your rented property after 1 year.
Your pinky finger - to ensure that if you don't pay your rent that they have your fingerprints to track you down.
