Having read through the review and found a number of complaints not entirely as fact and I feel it necessary as a business to provide further details for the benefit of readers. The deposit paid was 6 weeks rent as is widely standard across most agencies within MK, our application fee of £240 per applicant is widely advertised, both of which were disclosed prior to the viewing appointment. The rent increase was advised on the renewal notice sent 2 months prior to the renewal date as the tenancy had been held for 12 months, at £750pcm for a 2 bedroom house, this was under market value and the landlord was not willing to hold at this price hence the increase to £785pcm should the tenancy continue. The comment about reminding the agency about gas certificates is unfounded, we use one of the best software packages available to agencies to automate such requirements and we take our legal and safety obligations very seriously, as a business the ramifications of this are untold should we fail in our duties. It is unfortunate that on vacating property disputes arise, as an independent agency, part of our ethos is that we do not hand over dirty or damaged property, of which we expect them to be returned as such. This is transparent to all applicants as is stated in our terms and conditions which are agreed and signed prior to submitting an application for tenancy. The discrepancies at check out were acknowledged and accepted on submission of the inventory/check in photographs when compared to the photographs taken at check out. Professional cleaning had been completed prior to the tenancy start, the property was below standard on its return, this extended to more than a smeared window. The garden condition was advised by email prior to the last week of tenancy as it was noted whilst carrying out a viewing that it wasn't to the standard required as per the tenancy start. This was largely ignored; weeds to pathways, patio and boarders, hedges were uncut and where the lawn had been allowed to become overgrown had been roughly strimmed. The tenant vacated 02/09/2016 with the deposit refund from DPS being completed 14/09/2016. All the processes and provisions we have in place are to ensure tenants and landlords are not disadvantaged by either parties actions.
