Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments.
Permitted payments
Before the tenancy starts (payable to Empire Chase Estate Agent 'The Agent')
Holding Deposit:1 week's rent
Deposit:5 weeks' rent
During the tenancy (payable to the Agent)
For English properties:
Changes to the tenancy agreement: None
Payment of interest for the late payment of rent at a rate of 3%
Charge for the reasonably incurred costs for the loss of keys/security devices: £70 labour plus the key cost and any cost related to a fob
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
- Utilities - gas, electricity, water
- Communications - telephone and broadband
- Installation of cable/satellite
- Subscription to cable/satellite supplier
- Television licence
- Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
Tenant protection
Empire Chase Estate Agentis a member of Safe Agents Client Money Protection (Previously know as NALS) which is a client money protection scheme, and also a member of The Property Ombudsman which is a redress scheme.

I am sorry you feel this way.
As per the tenancy contract you were required to serve a 2 months notice if you wanted to terminate the contract before it expires.
You served the 2 months notice on the 18th October 2016 which means you are required to pay rent until the 17th December 2016.
We agreed, if we find a tenant who can move in earlier then you can move out earlier. But unfortunately we didn't find a tenant which means you are responsible to pay the rent till the 17th December 2016.
The landlord who lives on the ground floor at the building manages the property and is in charge of the deposit. We have straightway informed the landlord to release your balance deposit. We have email evidences of this if you wish to check.
The last months rent was not paid and deducted from your deposit. Other than this the deposit was refunded in full without any deductions.
I understand you were living in the property for 22 months but please note it is the landlords decision to enforce the contract and deducted the finals months rent from your deposit.
