Engaged British Homesellers to market my property, looking for a quick sale. Understood the fee would be roughly double that of a local estate agent, but was prepared to stand that for an early completion. Good number of viewings over a 4 week period, resulting in my accepting an offer of £6500 below asking price, again providing completion would be swift. Was assured that the buyer had funds in place, as per BH policy of supplying people with the finance, or investors in a position to proceed quickly.Normal conveyance time for a straightforward sale, such as mine, is around 8 weeks. It took 15. Turns out that my buyer had to wait until his existing property had sold to raise the finance.Seemingly the delay laid with the conveyancing on that property. Raised this with BH, pointing out that they supplied me with someone that did not have the finance available, when the offer was accepted, in effect I was in a chain. That was the exact situation I wanted to avoid, I expected BH to have people viewing the property to have finance in place.Contacted BH, asking for a review of fees, (given I had to extend bridging finance I had,) and was told if I did not pay the full fee immediately, legal action would follow. This was outlined to me by William, two and a half weeks after the sale finally completed, or 11 working days if weekends and public holidays taken into account. I have now made arrangements to pay the fee, but should have used a local agent instead for half the price.
Comment on agent fees
Not Good, double the price of a local agent.
