Pros: Monochrome are not malicious or exploitative. They will process the paperwork and do not deliberately mislead.
Cons: My experience with Monochrome suggested that they are not a very professional or competent agency. When I filled in my offer document for them, I wrote in special requests - they accepted the offer, but did not seem to notice the special requests and did not include them in the contract. Upon disputing this, it turned out some of my special requests could not be granted, and this should have been told to me before they accepted the holding deposit. They completely denied that I had even made the requests, even though I had documented proof.
We managed to resolve this issue, but things got worse - the property was totally unready to be moved into on the start date of our tenancy. Monochrome were not technically responsible for this, as they were only letting the property, they weren't managing it, but it was certainly a discredit to them that they did not make sure that the landlords who hired them were actually renting out properties that people could actually live in.
My final gripe was the inventory report for the check-in. I had not received this for 3 months after moving in, so I followed up with them. They sent it, but in their communication they curtly said they had sent it ages ago, and it must be somewhere in my emails. I searched my emails, they had not sent it, and I did not appreciate them blaming their own incompetence on myself.
They're not a bad bunch of people, but immensely frustrating to interact with. They need to start actively taking responsibility for when they make a mistake instead of just blaming it on the client, and reflect on how they can avoid them in future.
Comment on agent fees
Agency fees are getting banned right? That's pretty exciting
