Precisely the same negative experience experienced, as listed below by another client. I arranged a viewing to see a flat from London Residential Parkway, namely The Henson, and was met by an ostensibly nice young chap ( I won't name names)
During the viewing, I was greeted by the agent and told not to mention any move in dates as the landlord's daughter had not been told by her father that he was renting out the flat. The estate agents were aware I had a move in date of end of November. However moments before the viewing I am told that the landlord's daughter won't move until end of December but it is negotiable and her father wants her out.
Furthermore, I was assured a few days later that the landlord was happy to proceed as to the move in date and that I could make an offer. Again this was all done orally over the phone and did not constitute a formal offer. The agent kept hounding me and telling me the landlord would not accept the amount I was offering. My research into historical lettings proved otherwise. All I wanted to do was to make an offer in writing. I put in an offer which was higher than the market value based on recent lets of similar specifications in the building.
After we 'agreed' on a price orally, the agent then messaged me and said the landlord could not accommodate my move in date until the New Year and attributed it to me taking so long with the offer (24 hours) so much so that the flat the landlord has temporarily arranged for his daughter had "fallen through." At one point I was even told by the same agent that the landlord would not accept the offer I wanted to put in because the landlord was going to move his daughter out!!
The unprofessional and highly unethical code of conduct continued. I was told I had to make an offer on the phone and immediately pay a holding deposit and only after this would I know with certainty whether my offer would be accepted. I simply asked for terms and conditions and to be able to put in an offer in writing. I was told that this was not company policy and that this could not be done. I emailed letting the agent know that I could not proceed without any terms and conditions.
I then contacted a respectable local estate agent who had acted in good faith and in a highly conscionable manner throughout to see if I could make an offer on another property- granted this property was not my ideal choice but at least I will know I am not being taken for a ride.
After this, I receive an email from the agent saying it is fine- and he has attached an offer acceptance from the Landlord. What a waste of time! They cannot be trusted.
In my several years of dealing with estate agents I have never witnessed such unethical tactics.
I am writing about my experience as I hope that nobody gets duped into paying the deposit and then taken for a proverbial ride.
