I was a landlord with PPM for at least 7 years. Because they were reasonably effective at letting and managing the property, and I was busy with other matters, I was slow to wake up to the fact that 4 or 5 years ago they simply stopped paying me the rent from tenants. Only constant nagging and threats of legal action ever had an effect. The excuses given were many and varied, but, as I said to them on a number of occasions, financially they were either incompetent, or dishonest, or both. In the end I insisted that tenants paid me directly (but PPM got their hands on a first month's rent earlier this year, and as of today, 13th October, I still haven't received the balance I'm due...)
I was slow to move agents, out of some kind of misplaced loyalty, but what really decided me was when PPM took ten weeks to repay the deposit of some perfectly blameless tenants, two junior doctors, who were caused great distress, needlessly. I eventually moved agents, and now can scarcely believe that rent turns up in my bank account, on time, automatically!
If you are a landlord who would like regular hassle-free rental receipts, or a prospective tenant who would like to be sure of getting your deposit back promptly, I would strongly advise you to go elsewhere. I say this in sorrow as much as in anger, because on a day to day basis they were quite efficient and pleasant to deal with, but financially there is something very wrong with PPM. Truro has many other better property management firms, so going with PPM is an unnecessary risk!

Would have been reasonable, if they had delivered the service promised.
