Worst lettings agent ever. Rude, underhanded liars. I cannot see how I can be the only landlord to have been treated extremely badly by Morna Petrano Property Leasing - they are so good at being downright nasty, it must surely be the norm.
They do not deserve to be trading in the lettings industry, cannot be trusted and are completely dishonest liars.
Fail to inform you tenant has been found, provided false info about tenant, failed to obtain inventory, failed to carry out quarterly inspection on time, fail to respond to queries, fail to get back to you with an answer, failed to carry out maintenance or clarify it had been done, end your contract without notice when you complain, fail to make deduction from deposit, refuse to give tenants' forwarding address, fail to follow instructions, make arrangements without your knowledge or permission, change their mind regularly, refuse to correspond with you despite unfinished business.
They are good at making false accusations, shouting at you, and are extremely rude and unprofessional.
I hate to think how they treat my tenant.
Absolutely aweful agent, totally dishonest and spitefull with complete disregard for their clients.
Do not use Morna Petrano Property Leasing - you'd be far better off managing your property yourself - it would be less stressful and you'd not waste your money. I've had 6 months of hell from this agent and will complain to ARLA as neither Morna or xxxxx xxxxxxx accept responsibility for their misconduct, cannot deal with complaints but tell tall tales like teenagers.
Nasty people if you complain - you seriously would not beleive the immature behaviour you'll receive.
Do not trust this sham organisation. Very glad to change agents - but of course they went out of their way to make that difficult too.....

To be honest though, the way that company works, they will not keep their licence long. ARLA however appear as useless as MPPL so who knows what benefit , if any, the licensed member status will be.
I would advise any tenant or landlord with issues with this company to know their rights and get ARLA and Trading standards involved. Like another poster on this forum. MPPL are certainly in breach of The Supply of Goods and Services Act 1982 as they do not privide their service with "reasonable care & skill".
I personnally don't think MPPL would meet the requirement of being "Fit & Proper" to be allowed to be a registered landlord with Aberdeen Council but that is another matter which I'm not prepared to take on. Such a shame Trading Standards did not convict MPPL for misrepresentation or they could have been booted off the landlord registration scheme and would have been closed down.
My job here is done. Amen.
