Currently an owner/ resident at St Annes Court Liverpool I attended a meeting with other residents and the above. Andrew Louis " manage " our group of flats and charge us £6000, which includes £600 in accountancy fees. For this we get a company called SL Maintenance ltd, based in whiston who carry out most of if not all of the repairs, even though this work is put out to tender. I have tried to convince members of the committee that there are some strange practices going on , isn't it strange the same 2 man company get all the work. The standard of work is appalling. The latest in a long line of abysmal workmanship has happened recently. The windows have supposedly been resealed, my god it's as if a child has gone round with playdough ,has pressed it around the window, fingerprints and all.And we have had really cheap and nasty repairs being carried out, so I am in total agreement that AL is a shyster company employing tradesmen who belong to no trade association in order to maximise profit.Having taken photos of the window work I am under The Consumer Rights Act of 1st October, formerly The Supply of Goods and Services Act 1982 which says Goods and Services which we pay for can be expected to be undertaken with reasonable care and skill.I intend to inform Andrew Louis that unless the work is carried out by reputable tradesmen both Trading Standards and the Consumer Ombudsman will be getting involved . In a weeks time if no action is forthcoming I will get a tradesman out to look at the work, get his opinion, then remedy the problem . I can afford to get all the work done properly and I'll see you in court to reclaim the money from our account and give you so much bad publicity you won't get a job managing a corner shop.

In relation to the recent external works, the works instructed was not to reseal all windows on Great Richmond Street elevation the scope of the works was for repointing works, clearing of the guttering with the use of a scaffold tower and to repair/reseal any perished seals the total cost for these works was £660 for this side elevation including the use of scaffold tower.
In relation to our management fee Andrew Louis since managing the site have never increase our fees which currently stands at £120 per leaseholder for the year, the accountants costs is not an Andrew Louis cost but St Anne's external accountants.
We will liaise with the committee members on this matter and will source alternative contractors for the site going forward. We would also very much like to resolve any of your concerns direct and would be grateful if you could contact us direct with a view to resolving all matters.
