Charge you for everything, no follow up when you report problems, no need for landlord to clean the propert before you move in, slow service when its not beneficial to them.
Comment on agent fees
Reference fee of £24.00 is very unreasonable, especially considering how long it then takes for this to be provided.

What agent could do to change your mind?
Agent needs to get some people's skill. You are in a profession where you deal with the customer face to face and over the phone. Thats the basic part of the job before anything else.
