When you initially look at Moginie James, you may think yourself with all these exuberant fees and all the house that you have to jump for that's not including the £250 plus credit check. this outfit would be extremely professional and outstanding service. yes you have to pay for the credit check to obtain a property for the year. unfortunately would be woefully wrong. I lived in a property for the year with this company as my captor. the problems started with me when there was down found in the house that I was a tenant in. when I moved into the property I specifically stated is there any problems with the house and is there anything I should be aware of. I was assured that there was nothing for me to be aware of and everything was in order. considering I am not a big earner and I had to fork out £900 for the deposits around £250 for the credit check and I say credit check in inverted commas. Because my credit is actually quite poor due to the fact that I was a very naughty boy when I was younger. They was more interested in me and my brother having a steady job and let me live there under the landlord's discretion. Guess what everyone there was problems there was damp running through the house rampantly throughout the winter. I've reported this numerous occasions 2 more candies change maintenance team. I will get onto them later As they are a separate entity completely from MoginieJames.
Needless to say throughout the year that I was living there I had to live in a damp house. the issues were not addressed and I left the house still damp for the next tenants. I did explain to the tenants when they came to view the house of the problem.
and to top of this cherry cake this company have been dragging their heels with the return of my deposit. it's been over 2 months and they still have not made goods with the return of the full or part of the deposit. the post move out report basically lists every single little detail in the hope that you do not get your deposit back at all. change the Letting Agency will not take responsibility for you deposit even though they took this deposit. and they keep calm and it off to the outside maintenance agency for them to deal with. The outside maintenance agency use Moginie and the landlord as scapegoats and time sinks.
The crux of the situation is this do not use this letting agency unless you absolutely have to. if you go into using this letting agency then go in with the preconditioned knowledge that you will not pay the last month's rent to recoup as much as a deposit as possible in good time. The process of getting a deposit back is apparently after 3 months. On top of having to find a new deposit plus rent for your new house you will have to wait 3 months and there's no guarantee you'll get any of the deposit back. did I mention you have to get insurance with costs around 8 £10 a month just to live in the house and apparently that can be used to get back at the deposit however that takes longer again.
ladies and gentlemen in the year 2016 we live in a supermarket of snake oil. Agencies like these tout their services to you saying things like they have for offices around Cardiff. but if you listen to the whole message this message is to Bolster the over inflated image of themselves I put landlords and investors at ease. the people who use the service and expect the service from them gets left at the wayside and burnt out like an expendable asset with no cash value after usage.
Use your head don't use this company.
