A slick initial sales pitch from John Carini that convinced us to sign up with them for the sale of our property. And then the paperwork that followed had a completely different valuation - £200,000 less than verbally indicated. We forgave that error. The property was then marketed within the valuation range given. 6 weeks later the property remained unsold and not a single offer made - perhaps a dozen viewings in that time. It was only two weeks after being put up for sale that the more junior staff (who were obviously allocated our property to sell) suggested reducing the price. I refused, as we were under no particular pressure to sell, and asked why Putterills had obviously got the initial valuation wrong. Apparently, this was to be referred back to Mr Carini, but I never heard anything more. Perhaps the price was too high but I have now served notice to terminate the sales contract and will get other agents around to tell me what a realistic value is and they will then get their opportunity. Be aware that Putterrills in Harpenden has a very poor display of available properties in its window at the branch. There's only room for four at any one time and these are in a side panel by the front door so they do not immediately catch the eye of passers by. Okay, maybe most people look for properties via the internet but there are also people who window shop, so this aspect isn't great. All in all it has been a rather underwhelming experience.
What agent could do to change your mind?
The fees were set competitively but that doesn't really matter in this instance if a sale does not materialise.
